THE _ R.LAT_ENTITL =KAN SUBDIVISION, A .SUBDIVISION IN THE 'CITY ©P MIANtI, - 'D0RIDA; AND ACCEPTING 'THE ` EDI�CATIONS te S" ON SAID_ 3 AT AND AUTH0RI2ING AND DIRECT�' ING THE CITY MANAGER AND CITY CLERK TO EXECUTE THE PLAT WHEREAS, the City Zoning Board and the bepart ent of Public Works have recommended the acceptance of the plat entitled MOR-LEN SURbIV1S10N; NOW, THEREPORE, HE IT RESOLVED BY THE COt4MISSION or THE CITY OP MIAMI, PLORIbA: Section 1. The Plat entitled MOR-LEN SUBDIVISION being a subdivision of a portion of the N.E. ' of Section 6, Township 54 South, Range 41 East, City of Miami, Dade County, Florida, which by reference is made a part hereof as if fully incorporated herein, and the dedications as shown thereon together with all existing and future planting, trees and shrubbery on said property, to the perpetual use of the public, be and the same are hereby accepted and confirmed by the City of Miami, Florida. Section 2. The Covenant to Run with the Land executed by FRIEDA LENNINGER postponing the immediate construction of landscaping, sidewalk, grading and shaping at street shoulder, two storm drainage structures and fill until such time as required by the Department of Public Works of the City of Miami is hereby accepted and the proper officials are directed to record said Covenant after the Plat has been recorded in the Public Records of Dade County. Section 3. Of all other requirements of State law concerning the posting of a Performance Bond for the construction of improvements, that portion pertaining to the maintenance of said improvements is hereby expressly waived. Section 4. The requirements of State law concerning the showing of grades of rights of way on the Plat are hereby expressly waived. "DOCUMENT. I.. DEX Section 5. This plat is being forwarded to your office for City Commitsion action. The attached detailed report from the Department of Public Works recommends the approval of the plat by the City Commission of Miami, Florida, and certifies its Correctness as to form. Also attached are the following itemized papers necessary to present the Plat to the City Commission of Miami: (1) Form of Resolution accepting the Plat (2) Print of proposed Record Plat (3) Covenant postponing immediate construction of subdivision improvements (4) Opinion of Title (5) Memorandum from the Miami -Dade Water and Sewer Authority waiving the requirement to install water mains and appurtenances (6) Portion of City Atlas Sheet No. 31 showing property platted colored in red VEG:GFJ:met THE CITY OP MIA1I, PLORIDA DEPARTMENT OP PUBLIC WORM SEPTETRER , 1975 REPORT OP PROPOSED RECORD PLAT OP • MOR-LEN SUBDIVISION A SUBDIVISION IN THE CITY OP MIAM1, P RIM The accompanying Plat entitled MOR=LEN SUBDIVISION Wae prepared by Thomas J. Kelly. It is in correct form for submission to the City Commission and is forwarded with a recommendation' that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is located between N. W. 6 Street and N. W. 7 Street, East of N. W. 49 Avenue and is a subdivision of a previously unplatted tract of land zoned C-2 and containing 1.19 acres. (2) The location of the streets and the widths conform with the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Thomas J. Kelly, Registered Land Surveyor, this Plat complies with the plat filing laws of the State of Florida. By authority of Resolution No. 73-92, adopted April 9, 1973, the Plat was recommended for acceptance by the City Zoning Board of Miami. The attached Certificate of Title Examination dated August 28, 1975, signed by Pedro Ramon Lopez, Attorney, indicates that the fee simple title to the property platted is correctly vested in Frieda Leininger and the Plat has been correctly executed. (6) The area platted is not encumbered by mortgages. (7) It it recommended that the attached Covenant be accepter postponing the immediate construction or improvements. NO Certificate or Occupancy Will be issued for any buildin until all improvements are in place. (8) Permanent type pavement, curb and gutter, water mains and services will not be required. Sanitary Sewers are not available, in the vicinity of the property platted.
