A RESOLUTION GRANTING A ONE YEAR EXTENSION
OP THE VA/ANCE GRANTED ON THE PROPERTY AT
2110 BRICXELL AVENUE BY ZONING BOARD
RESOLUTION NO. 2B 38-75, AS PER ORDINANCE
NO. 6871, ARTICLE VI, SECT/ON 6(1), TO PERMIT
CONSTRUCTION OP "DEVELOPMENT OP PLANNED UNIT NATURE",
BEING LOT 77 AND S261 LOT 78, •BLOCK 66, PLAGLER
MARY BRICXELL (8-44), CONSISTING OP 3 UNITS IN 2
STRUCTURES AS PER PLAN ON PILE, WITH 6* WALL ON
SIDES OP PROPERTY; ZONED R-3A (LOW DENSITY APARTMENT)
DISTRICT.
WHEREAS, Article XXXI, Section 3(2) of Ordinance
No. 6871, the Comprehensive Zoning Ordinance for the City of
Miami permits an extension of a variance by the City Manager,
with approval by the City Commission, for a period of one year;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. The request for a one year extension
of the variance granted on the property at 2110 Brickell Avenue,
by Zoning Board Resolution No. ZB 38-75, as per Ordinance No. 6871,
Article VI, Section 6(1), to permit construction of "Development of
Planned Unit Nature", being Lot 77 and S25' Lot 78, Block 56,
FLAGLER MARY BRICKELL (5-44), consisting of 3 units in 2 structures
as per plan on file, with 6' wall on sides of property, zoned
R-3A (Low Density Apartment) District, be and the same is hereby
granted.
PASSED AND ADOPTED this 2Sm day of SEMMER
1975.

ARTICLB =Ca of the Comprehensive Zoning Ordinance No. 6871, pro-
vides that any Conditional Use shall expire sit months after the
effective date of the Conditional Use unless a Building permit or
a Certificate of Use has been issued based upon the Conditional Use.
The Ordnance further provides that the City Manager may, after
review and determination that substantial progress has been achieved
by the applicant in terms of project planning, extend the expiration
date of the Conditional Use for an additional period of time not to
exceed one year, subject to approval of the City Commission.
This Department finds no objection to the granting of the extension
of time for this Conditional Use.
Ve are requesting the City Attorney's office, by copy of this metro,
to prepare the proper Resolution for this extension.

tin April 23, 1975 my petition for a Conditional Use
was granted by the City of Miami Zoning Board by
Resolution No. ZB 38..75.
X have submitted complete drawings to the building
Permit Department and we are now correcting some
minor objections raised by this Department.
This Conditional Use will expire on October 7, 1975.
While we expect to be able to comply with all require.-
nients of the Building Permit Department during the
course of this month, there is a possibility that
they will not be able to issue the Building permit
by October 7, 1975• Therefore, I respectfully request
an extension of the expiration time for one year in
accordance with the last paragraph of the above
mentioned communication received from the City of
Miami, as per copy enclosed.
