SEVERABILITY PROVISION+ WHEREAS, the Miami Planning Advisory Board its meeting of April 2 1975, Item No. 2, following an advertised hearing, adopted Resolution No. PAB 32-75 by a 7 to 0 vote recommending an amendment to Article XI as hereinafter set forth; and WHEREAS, the Commission deems it advisable and in the best interest of the City of Miami and its inhabitants to amend said Ordinance as hereinafter set forth;, NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA:. Section 1. Ordinance No. 6871, Article XI, Section l and 2 - Residential Office, R-C District be, and are hereby amended as follows: Amend Section 1, Sub -section 2 to read as follows: the same Apartment building and apartment hotels not exceeding. a density of (1) dwelling unit for each one thousand five hundred (1500) square feet of lot area for buildings containing from four (4) to twelve (12) units and a density of one (1) dwelling unit for each additional five hundred and fifty (550) square feet of lot area for buildings containing more than twelve (12) units. (3) The following regulations shall apply for platted lots of record, platted prior to September 250 1946: If a lot has a Width of less than four thousand (4000). square feet, it may be utilized only for a single family dwelling If a lot has a minimum average width of at least (40) feet and a minimum lot area of at least four, thousand (4000) square feet, it may be utilized for two (2) dwelling units. If a lot has a minimum average width of at least fifty (50) feet and a minimum lot area of at least five thousand (5000) square feet,, it may be utilized for three (3). dwelling units.
