Dear Mayor Ferrel
We enjoyed seeing you at your recent Birthday Party and may I wish you again many more happy
birthdays. I wanted to write to you about something I feel very strongly.
I would like, at this time, to strenuously object to the possage of the newly proposed ordinance regard
ing the Coconut Grove Overlay District as it applies to my property. The property 1 own that would be
affected include apartments on South Bayshore Drive (Jamestown Apts.) and on Aviation Ave. (Sea -
breeze Apts.) .
The properties above mentioned were bought under existing zoning regulations. Subsequently, I have
paid taxes based on this zoning - I have paid toward the widening and beautification of South Bayshore
Drive aid I'lave paid for sewer provisions under existing zoning in each case. I would also like to
point out that in all the years I have owned these properties, never did l request an increase in
zoning.
Speaking now in specifics, I would like to note the tot lowing: (1) On South Bayshore Drive , (on either
side of my property) there are three buildings ranging from 12 to 22 stories high, one of which is still
being completed; (2) The city building code states that buildings should conform to the average align-
ment and setback as the buildings on either side - the new proposal will break the alignment and symme-
try in this area; (3) My property on Aviation 's R4 zoning but is surrounded on three sides by RC zoning
this can only be construed as spot zoning; (4) The new proposed limitations on floor area ratio and
height will lower the density to the point that it will no longer be economically feasible to develop
in Coconut Grove; (5) Coconut Grove, an old and beautiful community, could become neglected and
rundown without the economic incentive for development or restoration.

In addition to my own personal reasons, there is * real need in our community to allow continued
growth which the new proposal does not regard. With approximately 60,000 people coming into
Mimi each year, a great drain on Our housing and job market will be created unless we begin now
to look toward the future with adequate zoning.
had hoped to appear before the Commission in person to plead my case, but as 1 understand the
agenda for the day, it appears I will be in surgery at that tittle. However, I will be represented
by my attorney, Mr. Jack Rice.
I am one of your constituents and have supported you before and will continue to support you in
any way 1 con to show my appreciation for your help in this matter.
