A RESOLUTION ACCEPTING THE PLAT ENTITLED
IRENE'S Stt$t vtaroN, A SUEDIV1SIoN- ;tip THE
CITY OP MIAMI, FLORIDA; AND ACCEPTING THE
DEDICATIONS SHOWN ON SAID PLAT; AND AUTHOR12=
ING AND DIRECTING THE CITY MANAGER AND CITY
CLERX TO EXECUTE THE PLAT.
Whereas, the City Zoning Board and the Department
of Public Works have recommended the acceptance of the plat
entitled IRENE'S SUBDIVISION;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. The Plat entitled IRENE'S SUBDIVISION
being a subdivision lying in the South h - NW 4 - NE 4 - NW lit
Section 6 - Township 54S - Range 41E, which by reference is
made a part hereof as if fully incorporated herein and the
dedications as shown thereon together with all existing and
future planting, trees and shrubbery on said property, to the
perpetual use of the public, be and the same are, hereby
accepted and confirmed by the City of Miami, Florida.
Section 2. Of all other requirements of State law
concerning the posting of a Performance Bond for the construction
of improvements, that portion pertaining to the maintenance of
said improvements is hereby expressly waived.
Section 3. The requirements of State law and the
Code of the City of Miami, Florida as to improvements to be made
in subdivisions have been complied with.
Section 4. The requirements of State law concerning
the showing of grades of rights of way on the Plat are hereby
expressly waived.
Section 5. The City Manager and the City Clerk,
both of the City of Miami, Florida, are hereby authorized

The Proposed Record Plat entitled IRENE'S SUBDIVISION is a previously
unplatted tract of land located on the West side of N.W. 53 Avenue
opposite N.W. 5 Street. It is divided into two lots having a total
area of 0.284 acres arid is zoned R-2. This plat is being forwarded
to your office for City Commission action.
The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of Miami,
Florida, and certifies its correctness as to form.
Also attached are the following itemized papers necessary to present
the Plat to the City Commission of Miami:
(1) Porm of Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Opinion of Title
(4) Memorandum from the Department of Planning stating landscaping
requirements completed
(5) Memorandum from the Miami -Dade Water and Sewer Authority
waiving the requirement to install water mains and appurtenances
(6) Portion of City Atlas Sheet No. 31 showing property platted
coloredinred

REPORT OF PROPOSED RECORD PLAT OF
IRENE'S SUBDIVISION
A SUBDIVISION IN THE CITY•OF'•MIAMI3 'LORIDA•
The accompanying Plat entitled IRENE'S SNBDIVISION was prepared
by Thomas J. Kelly. It is in correct ford for submission to the
City Commission and is forwarded with a recommendation that it be
approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is an unplatted tract of land located
on the west side of N.W. 53 Avenue opposite N.W. 5 Street.
It is divided into two lots having a total area of 0.284
acres and is zoned R-2.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
(3) As certified to by Thomas J. Kelly, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) By authority of Resolution No. ZB86-74, adopted June 3, 1974,
the Plat was recommended for acceptance by the City Zoning
Board of Miami.
(5) The attached Certificate of Title Examination dated May 3,
1973 signed by William L. Sabella, Attorney, indicates that
the fee simple title to the property platted is correctly
vested in Clant C. Smith and Irene M. Smith, his wife, and
the Plat has been correctly executed.
(6) The area platted is not encumbered by mortgage.

Permanent type pavements curb and gutter s storm► drainage

fill will not be required: Sanitary sewers are not
available in the vicinity of the property platted.
Since all the required subdivision improvements on this property
have beeh previously placed and accepteds this Flat will be
forwarded to the City Commission of Miami Without the usual:
formality of providing Sond and Contract.
(9) The location of the property is shown colored in red on the
acco►panying copy of a portion of City of Miami Atlas Sheet
No, 514
(lb) The attached Port of Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami.
