A RESOLUTION TION ACCEPTING THE PLAT ENTITLED
KRE1DTLANb SUBDIVISION' A SUBDIVISION IN
THE CITY OP MIAMI, FLORIDA' AND ACCEPTING
THE DEDICATIONS SHOWN ON SAID PLAT; AND
AUTHORIZING AND DIRECTING THE CITY MANAGER
AND CITY CLE1H( TO EXECUTE THE PLAT.
WHEREAS, the City zoning shard and
the Department of Public Works have recommended the acceptance
of the plat entitled t(RBIbTLAND SUBDIVISION;
NOW, THEREFORE, BB IT RESOLVED BY TB COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. The Plat entitled i(REIDTLAND SUBDIVISION
being a Subdivision of Lands lying East of Lots 1 & 2, Block 5S,
Map of Miami, Dade County, Florida (B-41) in Section 38, Township
16 I54S, Range 41E, City of Miami, Dade County, Florida which by
17 reference is made a part hereof as if fully incorporate herein and
18 the dedications as shown thereon together with all existing and
future planting, trees and shrubbery on said property, to the
perpetual use of the public, be and the same are hereby accepted
and confirmed by the City of Miami, Florida.
Section 2. Except for the construction of those
improvements provided for in the Agreement entered into between
23 the owner and the Director of the Department of Public Works on
24 behalf of the City of Miami, Florida, dated June 18, 1975, the
25 requirements of Chapter 54, Section 54-20, Code of the City of
26 Miami, Florida and State law as to improvements to be made in

subdivisions will hereby expressly be waived,

Section 3. Of all other requirements of State law
concerning the posting of a Performance Bond for the construction
28
29 of improvements, that p portion pertaining -to the maintenance of.
30 saa.d improvements is hereby expressly waived.
31 Section 4. The requirements of State law concerning
32 the showing of grades of rights of way on the Plat are hereby
33 expressly waived,

ENCLOSURES;
The Proposed Record Plat entitled KREIDTDA dD SIJRDIVISICN is an
unplatted tract of land and is located on the easterly side of
N.W. South River Drive between N.W. 1 Street and N.W. 2 Street
abutting the Miami River. It is zoned W-1 and has a total area
of 0.756 acres. This plat is being forwarded to your office for
City Commission action.
'The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of Miami,
Florida, and certifies its correctness as to form.
Also attached are the following itemized papers necessary to present
the Plat to the City Commission of Miami:
(1) Form of Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Agreement form pertaining to subdivision improvements
(4) Opinion of Title
(5) Memorandum from the Department of Planning waiving
landscaping requirements
(6) Memorandum from the Miami -Dade Water and Sewer Authority
waiving the requirement to install water mains and appurtenances
(7) Portion of City Atlas Sheet No. 36 showing property platted
colored in red

The accoMpanying Plat entitled KREIDTLAND SUBDIVISION Was
prepared by Biscayne Engineering CoMpany. It is in correct form
for submission to the City COmmission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is an unplatted tract of land located
on the easterly side of N.W. South River Drive between
N.W. 1 Street and N.U. 2 Street. It is zoned W-1 and has
a total area of 0.756 acres.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
(3) As certified to by Alfred B. Mohr, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) By authority of Resolution No. ZB51-75, adopted April 21, 1975,
the Plat was recommended for acceptance
of Miami.

(5) The attached Certificate of Title Examination dated April 15,
1973, signed by William Phillips, Attorney, indicates that
the fee simple title to the property platted is correctly
vested in Wallace G. Dreidt and Laverne J. Kreidt and the
Plat has been correctly executed.
(6) The area platted is not encumbered by mortgage.

in the amount of $1,000 has been executed by Wallace G. Kreidt
and Laverne J. Kreidt as Principal, and United States Fidelity

the City of Miami, and the Principal to guarantee the construc-
