DEDICATIONS SHOWN ON :SAID PLAT, AND AUTt ORt2'
ING AND DIRECTING THE CITY MANAGER AND CITY
CLERX TO EXECUTE THE PLAT
WHEREAS, the City Zoning Board and the Department of
Public Works have recommended the acceptance of the prat. entitled
HALF MOON, SUBD IVI S ION,
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA
Section 1. The Plat entitled HALF MOON SUBDIVISION
being a resubdivision of a portion of Tract 2 of that portion of
the S.E. 4 of Section 31, Township 53 South, Range 41 East lying
south and southeasterly of the Tamiami Canal (Plat Book 28, Page
10) City of Miami,_ Dade County, Florida, which by reference is
made a part hereof as if fully incorporated herein and the dedica-
tions as shown thereon together with all existing and future
planting, trees and shrubbery on said property, to the perpetual
use of the public, be and the same are hereby accepted and
confirmed by the City of Miami, Florida.
Section 2. Except for the construction of those
improvements provided for in the Agreement entered into
between the Owner and the Director of the Department of Public
Works on behalf of the City of Miami, Florida, dated September 6,
1973, the requirements of Chapter 54, Section 54-20, Code of the
City of Miami, Florida and State law as to improvements to be
made in subdivisions will hereby expressly be waived,

Section 30f all other requirements of Steve law
concerning the posting of a Performance bond for the construction
of improvements, that portion pertaining tc the maintenance of said
improvements is hereby expressly waived.
Section 4. The requirements of State law OOrk arnI1
the showing of grades of rights of way on the Plat are hereby
expressly waived.
Section S. The City Manager and the City Clerk,
both of the city of Miami, Florida, are hereby authorized and
directed to execute the Plat.

The Proposed Record Plat entitled HALF MOON SUBDIVISION is located
on the north side of N.W. 7 Street opposite N.W. 51 Avenue. It it
a replat of previously platted property and is to be divided into
two tracts having a total area of 4.46 acres. It is presently
zoned R-4. This plat is being forwarded to your office for City
Commission action.
The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of Miami,
Florida, and certifies its correctness as to form.
Also attached are the following itemized papers necessary to present
the Plat to the City Commission of Miami:
(1) Form of Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Agreement form pertaining to subdivision improvements
(4) Opinion of Title
(5) Memorandum from the Department of Planning pertaining
to landscaping requirements
(6) Memorandum from the Miami -Dade Water and Sewer Authority
waiving the requirement to install water mains and appurtenances
(7) Portion of City Atlas Sheet No. 28 showing property platted
colored in red

REPORT OF PROPOSED RECORD FLAT OF

A SUBDIVISION IN THE CITY OF MIAMi FLOtIDA

The accompanying Plat entitled HALF MOON SUBDIVISION was
prepared by James N. Ratcliffe It is in correct form for submission
to the City Commission and is forwarded with a recommendation that
it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is located on the north side of
N.W. 7 Street opposite N.W. 51 Avenue. It is a replat
of previously platted property and is divided into two
tracts, having a total area of 4.46 acres. It is zoned
R-4.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
(3) As certified to by James N. Ratcliff, Registered Land
Surveyor,this Plat complies with the plat filing laws of
the State of Florida.
(4) By authority of Resolution No. 73-175, adopted July 23, 1973,
the Plat was recommended for acceptance by the City Zoning
Board of Miami.
(5) The attached Certificate of Title Examination dated May 5,
1975, signed by Larry H. Schatz, Attorney, indicates that
the fee simple title to the property platted is correctly

(6) The area platted is encumbered by mortgage and the mortgage
holder has executed the Plat and joined in its dedications.
(7) Prior to the recording of this Plat a building permit has been
issued by authority of Ordinance No. 6871 Article IV, Section
11(5).

In accordance with the requirements of Chapter 54, Section
54-20, of The Code of The City of Miami s a Perforfliafice Bond
in the amount of $4 s000 o has been executed by HAL `ffiMOOH
DEVELOPMENT, LTD, as Principal, and Fidelity and Deposit
Company of Maryland as Surety. This Bond and the Surety"s
Power of Attorney will accompany the Agreement between the
City or Miami, and the Principal to guarantee the construction
of Landscaping at the property platted.
Permanent type
yp pavements sidewalk, curb and gutter, Storm
drainage structures, and water mains and services, will not
be required. Sanitary sewers are not available in the
vicinity of the property platted.
(10) The location of the property is shown colored in red on the
accompanying copy of a portion of City of Miami Atlas Sheet
No. 28+
(11) The attached Form of Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami.
