WHEREAS, the Miami Planning Advisory Board at its
meeting of May 7, 1975, /ten- No. 1, following an advertised
hearing, adopted Resolution No. PAB 4475 by a 6 to 0 vote
recommending approval for eleemosynary use of building as
hereinafter set forth; and
WHEREAS, the City Commission deems it advisable
and in the best interest of the general welfare of the City of
Miami and its inhabitants to grant this request as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. The request as per Ordinance No. 6871,
Article IV, Section 36(2) for eleemosynary use of building at
300 N.E. 50th Street, being N12 Tract 9 and all
of Tracts 10,
11 and 12, BRENTWOOD REVISED (47-20), for Catholic Service
Bureau Office subject to approval of landscape plan by Planning
Department, zoned R-3 (Low Density Multiple) District, be and
the same is hereby granted.

Mr. McManus: Good evening Ladies and Gentlemen of the
Planning Advisory Board. As you will recall, approximately one

Mr. McManus: No. There was no vote. You just had a
vote to defer.

Mr. Fitzgerald: My name is Joseph M. Fitzgerald and my
office is in the Security Trust Building at 700 Brickell Avenue,
Miami, Florida. I am Counsel to the Archdiocese of Miami. Before
I make my presentation, I apologize for not having anyone from the.
office at the last meeting and want you to know that we appreciate
the opportunity that you're giving us to come back and make the
presentation tonight.
Mrs. Rockefeller: We're glad to have you Mr. Fitzgerald.
Mr. Fitzgerald: I think that you, perhaps, already are
familiar with the application. This property is part of the Curley

eleemosynary use for the Officals of the Catholic Serviee
Bureau per the site and landscape plan submitted.
Mr. McManus: Good evening Ladies and Gentlemen of the Planning
Advisory Board. I'm ao+e McManus of the Planning Department. 1
believe you have in your folders the Department's recommendations
on this Item.
Projected on the wall behind me is the existing zoning for
the area. The subject property is shown in yellow and we have
had some responses from the property owners: in the immediately
surrounding, area. Those agreeing are shown in green. Everybody
described here in the circle has been notified by letter.
The petition before you is to consider a change of use of an
existing facility. The existing facility is the Faculty residence
for the Archbishop Curley High School. The petition before you
is a change of use of that to the offices of the Catholic Service
Bureau which would be housed in the old Faculty building. This
is located at N. E. 2nd. Avenue at approximately N. E. 50th Street.
The Catholic Service Bureau would be located at the old Faculty`,
building at the southwest corner of the subject property. The
Service Bureau plans to move its executive offices to the site
as well as its counselling, adoption and family services.
The surrounding, land use is predominately rei3idential.
Immediately to the south is R-1, single-family residences. Across
N. E. 2nd Avenue, to the west, is a mixture of multi -family
buildings and light commercial uses including small stores, one-
story office buildings, a gas station, and a fire station at
N. E. 49th Street and 2nd Avenue. The zoning directly to the
west is C-1. There is a band of C-1 on the westerly side of
N. E. 2nd Avenue,
Traffic conditions along N. E. 2nd Avenue in this particular
area are moderate; very little vehicular traffic emanates from
nearby side streets. The proposed office would generate some
additional ingress and egress traffic on N. E. 2nd, but all
parking could be contained on school grounds.
The Catholic Service Bureau would occupy approximately
6068 square feet of floor area in the Faculty Residence. With one
parking space for every 400 square feet of gross floor area
required in eleemosynary institutions, Catholic Service Bureau
would be required to maintain 15 parking spaces. They are
supplying 30 parking spaces in a parking lot, in a new parking
