Upon routine inspection by stadium personnel of all existing
City of Miami parking lots used by the Orange Bowl, it was
discovered that aft apparent encroachment existed on a lot
owned by the City located on N. W. 3rd Street between 16th
and 17th Avenues. Upon this discovery, a notice was sent
to the contiguous property owners making them aware that an
apparent encroachment did exist, and that the City, upon
having the property surveyed, would notify them as to the
specific amount of encroachment.
City of Miami forces did survey the lot in question and
there does exist an encroachment by three property owners
in accordance to the attached sketch. Letters were then
sent by certified mail notifying each of the land owners
to effect removal of said encroachment. The land owner
on the east side of City of Miami property has effected
the removal of the fence in accordance to the City's re-
quest. The two encroachments on the west side of this lot
still remain at the present time.
The fences and bushes that represent this encroachment on
the west side of the City of Miami represent 16 parking
spaces that the City of Miami is unable to use.
Attached is a sketch pertaining to this property.

Property encroachment

Mr. Miguel Lloret, resident of 1658 N. W. 3rd Street,
Miami, rlorida, 33125, telephone 642-3278, has written
this office in order to relate a difficulty that he
has with the City of Miami.
Mr. Lloret was recently informed by Mr. bonald
Stewart, City Property Manager, that he was encroaching on
City of Miami property, He was further informed that as
of April 22nd he had 15 days to remove a chain -link
fence and a wooden gate which are located on said
property.
Mr. Lloret has requested that he be allowed to
purchase said property and to appear before the Commission
at the earliest possible time. -Implicit in this request
is that neither the chain -link fence or the wooden gate
be removed until he has appeared before the Commission.
Your immediate attention to this matter is requested.
