A RESOLUTION GRANTING AN ADDITIONAL SIX MONTH EXTENSION OF VARIANCE FROM ORDINANCE NO. 6871, ARTICLE VIII, SECTION 6 AND ARTICLE XXIII, SECTION 4(9), (AS PREVIOUSLY EXTENDED BY RESOLUTION No. 74-1021), TO PERMIT CONSTRUCTION OF AIDDITION TO JEWISH HOME FOR THE AGED ON ALL OF TRACT A T. P., #898 "DOUGLAS GARDENS", AT 151 N„E„ 52ND STREET; WITH 30.9% LOT COVERAGE (28% PERMITTED), WAIVING 49 OF 112 REQUIRED OFF- STREET PARKING SPACES, ZONED R-4 (MEDIUM DENSITY MULTIPLE), AND R-2 TWO-FAMILY), PROPOSED TO BE REZONED R-4, WHICH VARIANCE WAS GRANTED BY ZONING BOARD RESOLUTION NO. 34-74; SAID EXTENSION TO COVER THE PERIOD FROM MARCH 19, 1975 THROUGH SEPTEMBER 18, 1975. BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, Section 1. An additional six month extension of variance from Ordinance No. 6871, ARTICLE VIII, Section 6 and Article XXIII, Section 4(9), (as previously extended by 17 Resolution No. 74-1021), to permit 18 Jewish Home for the Aged on all of 19 GARDENS", at 151 N.E. 52nd Street; 20 (28% permitted), waiving 49 of 112 21 22 23 24 25 26 27 construction of addition to tract A T. P. #898 "DOUGLAS with 30.9% lot coverage required off-street parking spaces, zoned R-4 (Medium Density Multiple) and R-2 (Two - Family), proposed to be rezoned R-4, which variance was granted by Zoning Board Resolution No. 34-74; said extension to cover the period from March 19, 1975 through September 18, 1975, be and the same is hereby granted.. On September 12, 1974, the City Commission approved the action of the City Manager in extending the Variance and Conditional Uses granted the Miami Jewish Home and Hospital for the Aged, Inc., for a period of six months. Mr. Sidney M. Aronovitz's letter of February 4, 1975, requests that these be again extended for another period of six months. Ord. 6871, ART. XXXI, Section 3 (2) and ART. XXXII, Section 3 (2) permit the City Manager, with the approval of the City Commission to grant such extensions for periods not to exceed one year. It is therefore suggested that this matter he placed on an early Commission agenda, i.e.---- Request for 6 months extension of Z. B. Resolutions 34-71, 35-74 and 36-74, previously extended for 6 r onths by Resolutions 74-1021, 74-1022 and 74-1023 until March 18, 1975, which granted a Variance and two Conditional Uses to the Miami Jewish Home and Hospital for the Aged, Inc. AME:A c ur'1 3O5 3/1 2113 .• With regard to the three Variances and/or Conditional Uses above described which were granted to the Miami Jewish Home And Hospital For The Aged, Inc., by the Zoning Board of the City of Miami on i1arch 18, 1974 and extended by the Miami City Commission on September 12, 1974, as per copies attached. Miami Jewish Home And Hospital For The Aged, Inc., has its plans for construction presently under review by the State Board of Health. It is not expected that action will be taken for approval of the plans in sufficient time to permit proper bidding of the contract work prior to the expiration og the above extensions on or before March 13, 1975. It is expected, however, that construction will commence and proceed diligently very soon after that date. In view oE= the foregoing this request is hereby made to the Miami City Commission through you for an extension of six (6) months on each of the three above Variances and/or Conditional Uses.
