A RESOLUTION GRANTING APPROVAL OF CONDITION-
AL USE AS LISTED IN ORDINANCE NO, 6871,
ARTICLE V, SECTION 1(6)(b) FOR A CHANGE OF
USE OF LOTS 9, 10, 11, AND 12, ORCHID DELL
GARDENS (7-143), AT APPROXIMATELY 1570
NORTHWEST TWENTY-SIXTH AVENUE, AS GRANTED
BY CITY COMMISSION RESOLUTION N0, 73-415,
DATED JULY 20, 1972, TO PERMIT OFF-STREET
PARKING LOT ON ABOVE SITE, WITH ONE 10-FOOT
OPENING FOR INGRESS AND EGRESS, IN CONJUNC-
TION WITH RETAIL STORE COMPLEX AT 1575
NORTHWEST TWENTY-SEVENTH AVENUE; ZONED R-2
(TWO FAMILY).
WHEREAS, the Miami Zoning Board, at its meeting of
September 23, 1974, Item #5, following an advertised hearing,
adopted Resolution No. ZB 147-74 by a five to one vote (one
member abstained) denying any changes of use of Lots 9, 10, 11,
and 12, Orchid Dell Gardens (7-143), at approximately 1570
Northwest Twenty-sixth Avenue; and
WHEREAS, notwithstanding the recommendation of the
Zoning Board, the City Commission finds it advisable and in
the best interest of the inhabitants of the City of Miami
to approve the change of use of Lots 9, 10, 11, and 12, Orchid
"Dell Gardens (7-143), at approximately 1570 Northwest Twenty-
sixth Avenue, as hereinafter set forth.
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. The request for Change of use of Lots 9, 10,
11, and 12, Orchid Dell Gardens (7-143), at approximately 1570
Northwest Twenty-sixth Avenue, as granted by the City Commission,
Resolution No. 72-415, dated July 20, 1972 to permit off-
street parking lot on above site, with one 1Q-foot opening
for ingress and egress, in conjunction with retail store complex

Gentlemen:
The Miami Zoning Board, at its meeting of September 23, 1974, Item #5,
following an advertised Hearing, adopted Resolution No. ZB 147-74 by
a 5 to 1 vote (1 member abstained) DENYING any change of use of Lots
9, 10, 11 & 12, ORCHID DELL GARDENS (7-143), at approximately 1570 N.W.
26th Avenue, as granted by City Commission Resolution No. 72-415,
dated July 20, 1972, with regard to petition for Conditional Use as
listed in Ordinance 6871, ARTICLE V, Section 1(6)(b), to permit off
street parking lot on above site, with one 10' opening for ingress
and egress, in conjunction with retail store complex at 1575 N.W. 27th
Avenue; zoned R-2 (Two Family).
One objection was received in the mail.
A RESOLUTION to provide for the above has been prepared by the City
Attorney's office and submitted for consideration of the City
Commission.
