Clark, Sr. Lots 6 & 7: R-1 (Single Family Dwelling) Lots 37 thru 40: R -2 (Two Family Dwelling) Change of Zoning Application to C-2A (Special Community Commercial) The applicant intends to construct a restaurant on Lot 7, and to provide parking on lots 37 through 39. Since lots 37 through 40 have extremely limited depths (approximately 70 feet), the use of these properties have limited utility under the existing zoning provisions. Participation in the application by another owner (lot 6) was necessary because the principal use is to be sited on lot 7, which is not con- tiguous to the C-2A District. The Application for zoning change is for six (6) separate parcels of land located on both sides of Grand Avenue, an arterial street having a zoned right of way of seventy (70) feet. The zoned right of way restricts lot depth to fifty (50) feet of each of the properties on the south side and eighty (80) feet on the north side. Because of the residential yard requirements a severe hardship is placed on the owners. APPROVAL: The requested change of zoning would permit the applicant reasonable use of his property for commercial uses. The requested change is consistant with existing land uses on abutting parcels, since these uses were formerly permitted prior to the recent rezoning of the area.
