HomeMy WebLinkAboutR-76-0451S8/ts 4/ 9/76 i=StJpp^fT,VE DOCUMENTS FOLLOW" BE RESOLUTION NO: 76-451 A RESOLUTION APPROVING A ONE YEAR EXTENSION OF THE VARIANCE FROM ORD, 6871, ARTICLE XXIII, SECTION 4, TO PERMIT RESTAURANT ON LOTS 22 AND 23, BLOCK 1, COMMODORE PLAZA (18-25), BEING 3480 MAIN HIGHWAY, WAIVING 61 of 61 REQUIRED OFF-STREET PARKING SPACES, SUBJECT TO PROVIDING 20 REMOTE VALET OFF-STREET PARKING SPACES FOR 24 HOURS AND PROVIDING 24 REMOTE VALET OFF- STREET PARKING SPACES FOR THE EVENING HOURS, AND MAXIMUM, GROSS RESTAURANT AREA OF 3800 SQUARE FEET. IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. A one year extension of the variance from Ord. 6871, Article XXIII, Section 4, to permit restaurant on Lots 22 and 23, Block 1, COMMODORE PLAZA (18-25), being 3480 Main Highway, waiving 61 of 61 required off-street parking spaces, subject to providing 20 remote valet off-street park- ing spaces for 24 hours and providing 24 remote valet off- street parking spaces for the evening hours, and maximum, gross restaurant area of 3800 square feet is hereby approved. EXPLANATION: Applicant's plans to alter existing realty office building on Main Highway for restaurant purposes and to provide remote site parking under C-2A provisions require waiver. Applicant has made lease arrangements with property owners within walking distance of principal site for thirty-eight (38) parking spaces to accommodate proposed restaurant limiting its size in accordance with Planning Department recommendation. The Ordinance further provides that the City Manager, may, after review and determination that sub- stantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the Variance for an additional period of time not to exceed one year, subject to approval of the City Commission. This Department finds no objection to the granting of the extension of time for this Variance. We are requesting the City Attorney's office, by copy of this memo, to prepare the proper Resolution for this extension.
