PROJECT FLORIDA Un��. 5-49, ZONED R-4 (MEDIUM DENSITY MULTIPLE) DISTRICT. 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 FOLLOW" WHEREAS, the Miami Zoning Board, at its meeting of April 19, .1976, Item No. 10, following an advertised hearing, adopted Resolution No. ZB 81-76 by a 6 to 0 vote (2 members absent) recommending approval, subject to yearly review, as per Ordinance No. 6871, Article XXIII, Section 2(6) as hereinafter set forth; and WHEREAS, this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this approval on the ground that a refusal would result in practical difficulties and unnecessary hardship to the applicant under an R-4 (Medium Density Multiple) District; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF "DOCUMENTi INDEX THE CITY OF MIAMI, FLORIDA: Section 1. EXPLANATION: Applicants request for waiver of development is to permit greater site use for open space purposes until such time that required parking may be needed. APPLICATION: "SUPPORTIVE DOCUMENTS Dade County Department of Housing and Urban Development. FOLLOW)? Application date - March 29, 1976. PLANNING DEPARTMENT RECOMMENDATION: APPROVAL - Parking survey of publicly sponsored housing programs have revealed that peak hour parking demands are well below the minimum parking requirements of the City of Miami. Based upon these surveys and the amount of parking proposed for the project (1. 6 spaces per dwelling unit), the requested waiver of development should have no adverse impact on the project parking needs. Peak hour parking demands in similar projects reveal that . 8 parking spaces per dwelling will serve to adequately support minimum parking needs. Andrews City of Miami, Florida Gentlemen: April 27, 1976 re: WAIVER OF DEVELOPMENT OF PARKING RECOMMENDED Approximately 600 N.W. loth Street Known as Tract "C", CULMER PARK SUB NO. 1 (98-12) Applicant: Dade County HUD The Miami Zoning Board, at its meeting of April 19, 1976, Item #10, following an advertised Hearing, adopted Resolution No. ZB 81-76 by a 6 to 0 vote (2 members absent) Recommending, subject to yearly review, request as per Ordinance 6871, ARTICLE XXIII, Section 2 (6), to permit waiver of development of 61 of 309 required off-street parking spaces on approximately 600 N.W. loth Street, known as Tract "C", CULMER PARK SUB NO. 1 (98-12), in conjunction with 151 Townhouses now under construction on H.U.D. project Florida 5-49; zoned R-4 (Medium Density Multiple). No objections were received in the mail. No objectors were present at the meeting. Secretary filed proof of publication of Legal Notice of Hearing and administered oath to all persons testifying at this hearing. NO OBJECTORS TO THIS ITEM WERE PRESENT. PLANNING DEPARTMENT RECOMMENDATION: APPROVAL The requested waiver of development for required off- street parking is in accord with our studies and findings for projects having similar tenant characteristics as the subject development. Mr. Dean: Alright, Mr. Dooney? Mr. Dooney: Mr. Chairman, we're in accord with the HUD request for waiver of development. We've had the opportunity over the past several years to study other projects in this area and we find that the waiver is basically that which is in accord with the minimum parking requirements for projects of a similar nature. Mr. Dean: Alright sir? Mr. 'County Manager', would you please put your name in the records? (Chuckle, chuckle). Mr. Rhodes: Thank you: Vann Rhodes, Department of HUD, 1401 N. W. 7th Street. I have nothing to add to the report except that the wrong tract is colored. It should be Tract "C". It is Tract "C" in here. Mrs. Basila: I think we ought to change our minds..(Chuckle). Mr. Dean: Well, maybe we should defer this until they color it. Mrs. Basila: Which one have you started to build on already? I was by there this morning. Mr. Rhodes: Uh, "C". This is the one we're asking for. Mrs. Basila: Are you going to have a bicycle raceway for there? Mr. Dean: You know I'm being considerate, don't you. Mr. Dooney: The tract to the north has already received a waiver of development. Mr. Davis: Now just imagine the other tract as 'yellow'. Thank you, Mr. Rhodes. Mr. Dean: Alright, we'll close the public hearing and have discussion among Board Members. Being none, Chair is ready for a motion. Mrs. Baro: Approve it.
