A RESOLUTION ACCEPTING THE PLAT ENTITLED THIRD
ADDITION TO FOUR-WAY LODGE ESTATES, A SUBDIVISION
IN THE CITY OF MIAMI, AND ACCEPTING THE DEDICATIONS
SHOWN ON SAID PLAT AND ACCEPTING A COVENANT TO RUN
WITH THE LAND POSTPONING THE IMMEDIATE CONSTRUCTION
OF SIDEWALK AND AUTHORIZING AND DIRECTING THE CITY
MANAGER AND CITY CLERK TO EXECUTE THE PLAT,
WHEREAS, the City Zoning Board and the Department of
Public Works have recommended the acceptance of the plat en-
titled THIRD ADDITION TO FOUR-WAY LODGE ESTATES, and
WHEREAS, it is recommended that the developers of THIRD
ADDITION TO FOUR-WAY LODGE ESTATES execute a covenant to run
with the land postponing the immediate construction of sidewalk,
curb and gutter,
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE

Section 1. The Plat entitled THIRD ADDITION TO OUR -WAY
CITY OF MIAMI, FLORIDA:
LODGE ESTATES being a replat of a portion of Parcel "A" Four -
Way Lodge (31-55), Portion of Lot 12, Block E, Revised plat
of the Moorings (31-52) all of Lot B, Block 2, First Addition
to Four -Way Lodge Estates (57, 22), and of Lot 1, Block 3,
Second Addition to Four -Way Lodge Estates (57-88), Section
28, Township 54 South, Range 41 East, City of Miami, Dade
County, Florida, which by reference is made a part hereof as
if fully incorporated herein and the dedications as shown
thereon together with all existing and future planting, trees
and shrubbery on said property, to the perpetual use of the
public, be and the same are, hereby accepted and confirmed
by the City of Miami, Florida.

Section 2, The covenant to run with the land executed
by The First State Bank of Miami postponing the immediate
construction of sidewalk until such time as required by the
Department of Public Works of the City of Miami, Florida be
accepted and recorded after the plat has been recorded in
the Public Records of Dade County, Florida.
Section 3. The City Manager and City Clerk, both of the
City of Miami, Florida, are hereby authorized and directed to
execute the Plat.

REPORT OF PROPOSED RECORD PLAT 0I
THIRD ADDITION TO FOUR-WAY LODGE ESTATES
A SUBDIVISION IN THE CITY OF Il7IAMI; FLORIDA
The accompanying Plat entitled THIRD ADDITION TO FOUR-WAY
LODGE ESTATES was prepared by Biscayne Engineering Company. It
is in correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT.
(1) The property platted is a subdivision of a previously
platted property. It is zoned R-1B and it will be
divided into three lots, having an area of 1.657 acres.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
(3) As certified to by Alfred B. Mohr, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) By authority of Resolution No. 178-75, adopted December 1,
1975, the Plat was recommended for acceptance by the City
Zoning Board of Miami.
(5) The attached Certificate of Title Examination dated February
16, 1976, signed by Brian R. Hersh, Attorney, indicates that
the fee simple title to the property platted is correctly
vested in the Estate of John W. Allmand, deceased, and the
following named heirs and devisees: Marge E. Allmand, as
guardian ad ].item of Todd C. Allmand and Andrew G. Allmand,
John F. Allmand, Sayre L. Allmand, and the Plat has been
correctly executed.
(6) The area platted is encumbered by mortgages and the mortgage
holders have executed the Plat and joined in its dedications.

(6) In accordance with the requirements of Chapter 54y Section
54-20, of the Code of The City of I4ia.mi y a Cashiers Check
in t' amount of $ 220.00 has been tendered by the ownersy
the Cstate of John W. Allmand, deceased, and the following
named heirs nad devisees: Marge E. Allmand y as guardian
ad litem of Todd C. Allmand and Andrew G. Allmand, John F.
Allmand, Sayre L. Allmand. This Cashier's Check has been
deposited with the Director of Finance and will guarantee
the completion of the subdivision improvements according to
the provisions of the Agreement between The City of Miami
and the aforementioned owners. The improvements required
at the property platted are listed as follows: Landscaping.
(7) Since there is no sidewalk in the vicinity of the property
platted, It is recommended that the attached covenant be
accepted postponing the immediate construction of these
improvements untilthe area is more fully developed.
(8) The location of the property is shown colored in red on the
accompanying copy of a portion of the City of Miami, Florida
Atlas Sheet No. 48.
(9) The attached Form of Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami, Florida.

The Proposed Record Plat entitled THIRD ADDITION TO FOUR-WAY
LODGE ESTATES is a subdivision of previously platted property,
It is zoned R-1B and it will be divided into 3 lots, having an
area of 1.657 acres. This plat is being forwarded to your office
for City Commission action.
The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of Miami,
Florida, and certifies its correctness as to form.
- Also attached are the following, itemized papers necessary to present
the Plat to the City Commission of Miami:
(1) Form of Resolution accepting; the Plat
(2) Print of proposed Record Plat
(3) Agreement form pertaining to subdivision improvements
(4) Covenant postponing; immediate construction of certain
subdivision improvements
(5) Opinion of Title
(6) Memorandum from the Department of Planning pertaining
to landscaping requirements
(7) (Memorandum from the Miami -Dade Water and Sewer Authority
waiving the requirement to install water mains and appurtenances
(8) Portion of City Atlas Sheet No. 48 showing property platted
