ROOSEVELT OFFICE, A SUBDIVISION IN THE CITY OF
MIAMI, AND ACCEPTING THE DEDICATIONS SHOWN ON
SAID PLAT, AND AUTHORIZING AND DIRECTING THE

WHEREAS, the City Zoning Board and the Department of
Public Works have recommended the acceptance of the Plat en-
titled NEW ROOSEVELT OFFICE, a subdivision in the City of Miami;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA: "DOCU.MENT, �IDEX
ITEM NO.
Section 1. The Plat entitled NEW ROOSEVELT OFFICE'being
a resubdivision of a portion of "Pirates Cove", Plat Book 1,
Page 92, lying in the N.E. 1/4, Section 34, Township 53S, Range
41E, City of Miami, Dade County, Florida, which by reference
is made a part hereof as if fully incorporated herein and the
dedications as shown thereon together with all existing and
future planting, trees and shrubbery on said property, to the
perpetual use of the public, be and the same are, hereby
accepted and confirmed by the City of Miami, Florida.
Section 2. The City Manager and the City Clerk, both of
the City of Miami, Florida, are hereby authorized and directed
to execute the Plat.
PASSED AND ADOPTED this 25 day of MARCH 1976.

Attached are the following itemized papers required for the
presentation of the plat of NEW ROOSEVELT OFFICE to the City
Commission for acceptance at the next available meeting:
Print of Proposed Record Plat
Agreement pertaining to subdivision improvements
Opinion of Title
Memorandum from the Planning Department pertaining to
landscaping requirements
Memorandum from the Miami -Dade Water and Sewer Authority
waiving the requirement to install water mains and
appurtenances
Portion of City Atlas Sheet No. 25 showing property
platted colored in red
In addition to the above, we have attached for your use 22 copies of
a memorandum of general information pertaining to the acceptance of
this plat, and 22 copies of the Engineering Report.
The requested resolution will be one accepting the Plat entitled
ROOSEVELT OFFICE, a subdivision in the City of Miami, and accepting
the dedications shown on said Plat.
The original tracing of the Record Plat will be held in safekeeping
in our office until the resolution accepting the plat has been adopted
by the Commission; after which, the plat will be forwarded to the City
Clerk for execution in the usual manner.
No City funds are involved.
Established procedures require us to distribute several copies of the
resolution following its adoption by the Commission. Will you please
request the City Clerk to supply us with four certified copies of the
resolution.

ACCEPTING THE PLAT ENTITLED NEW ROOSEVELT OFFICE, A SUBDIVISION IN THE
CITY OF MIAMI, AND ACCEPTING THE DEDICATIONS SHOWN ON SAID PLAT, AND
AUTHORIZING AND DIRECTING THE CITY MANAGER AND CITY CLERK TO EXECUTE
THE PLAT.
PERTINENT INFORMATION
(1) The City Zoning Board and the Department of Public Works have
recommended the acceptance of the plat.
ACTION TO BE TAKEN
(A) The Plat entitled NEW ROOSEVELT OFFICE being a resubdivision
of a portion of "Pirates Cove", Plat Book 1, Page 92, lying
in the N.E. y, Section 34, Township 53S, Range 41E, City of
Miami, Dade County, Florida, which by reference is made a
part hereof as if fully incorporated herein and the dedications
as shown thereon together with all existing and future planting,
trees and shrubbery on said property, to the perpetual use of
the public, be and the same are, hereby accepted and confirmed
by the City of Miami, Florida.
(B) Except for the construction of those improvements provided for
in the Agreement entered into between the Owner and the Director
of the Department of Public Works on behalf of the City of Miami,
Florida, dated January 29, 1976, the requirements of Chapter
54, Section 54-20, Code of the City of Miami, Florida as to
improvements to be made in subdivisions will hereby expressly
be waived.
(C) The City Manager and the City Clerk,both of the City of Miami,
Florida, are hereby authorized and directed to execute the Plat.

The Proposed Record Plat entitled NEW ROOSEVELT OFFICE, a
resubdivision of a portion of "Pirates Cove", City of Miami,
Dade County, Florida. It is zoned C-4 and has a total area
of 0.53 acres. This plat is being forwarded to your office
for City Commission action.
The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of Miami,
Florida, and certifies its correctness as to form.
Also attached are the following itemized papers necessary to present
the Plat to the City Commission of Miami:
(1) Form of Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) .Agreement form pertaining to subdivision improvements
(4) Opinion of Title
(5) Memorandum from the Department of Planning pertaining
to landscaping requirements
(6) Memorandum from the Miami -Dade Water and Sewer Authority

REPORT OF PROPOSED RECORD PLAT OF
NEW ROOSEVELT OFFICE
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled NEW ROOSEVELT OFFICE was
prepared by Jack Mueller & Associates, Inc. It is in correct
form for submission to the City Commission and is forwarded with
a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a resubdivision of a portion of
"Pirates Cove", Plat Book 1, Page 92, lying at the North-
westerly corner of N.W. 17 Avenue and N.W. North River Drive
- zoned C-4 - a total area of 0.53 acres.
The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
As certified to by Jack Mueller & Associates, Inc.,
Registered Land Surveyor, this Plat complies with the plat
filing laws of the State of Florida.
By authority of Resolution No. ZB-70-75, adopted June 2,
1975, the Plat was recommended for acceptance by the City
Zoning Board of Miami.
The attached Certificate of Title Examination dated July 21,
1975, signed by J. Frost Walker, III, Attorney, indicates
that the fee simple title to the property platted is correctly
vested in First Federal Savings & Loan Association of Miami,
a United States corporation, and the Plat has been correctly
executed.
(6) The area platted is not encumbered by mortgage.
(7) In accordance with the requirements of Chapter 54, Section
54-20, of The Code of The City of Miami, a Performance Bond

in the amount of $17,000.00 has been executed by First
Federal Savings & Loan Association of Miami, as Principal,
and The Aetna Casualty & Surety, as Surety. This Bond and
the Suretyis Power of Attorney will accompany the Agreement
between the City of I1iami, and the Principal to guarantee
the construction of landscaping, asphaltic concrete pavements
removal of existing sidewalk, removal of existing curb and
gutter, sidewalk, curb and gutter, one storm drainage structure,
six inches median curb at the property platted.
(8) Sanitary sewers are available in the vicinity of the property
platted.
(9) The location of the property is shown colored in red on the
accompanying copy of a portion of City of Miami, Florida
Atlas Sheet No. 25.
(10) The attached Form of Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami,
Florida
