A RESOLUTION ACCEPTING THE PLAT ENTITLED DOUGLAS
GARDENS, A SUBDIVISION IN THE CITY OF MIAMI, AND
ACCEPTING THE DEDICATIONS SHOWN ON SAID PLAT, AND
AUTHORIZING AND DIRECTING THE CITY MANAGER AND
CITY CLERK TO EXECUTE THE PLAT.
WHEREAS, the City Zoning Board and the Department of
Public Works have recommended the acceptance of the plat en-
titled DOUGLAS GARDENS, a subdivision in the City of Miami;
and
WHEREAS, on April 25, 1974, the City Commission passed
and adopted Resolution No. 74-312 closing for public use N.E.
1 Avenue between N.E. 52 and 53 Streets and of N.E. 52 Terrace,
79.51 feet West of N.E. 1 Avenue;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION E

with portions of Block 1 & 2 of Orchard Villa Third Section
(P.B. 9, Pg. 30); Block 1 of Corrected Plat of Alta Vista
(P.B. 6, Pg. 4) and that portion of N.E. 1 Avenue shown on
said Plat of E. B. Douglas Home and on said Plat of Orchard
Villa Third Section; all lying in Section 24, rownship 53
South, Range 41 East, Miami, Dade County, Florida, which by
reference is made a part hereof as if fully incorporated
herein and the dedications as shown thereon together with
all existing and future planting, trees and shrubbery on
said property, to the perpetual use of the

ENCLOSURES.
Attached are the following itemized papers required for the
presentation of the plat of DOUGLAS GARDENS to the City Commission
for acceptance at the next available meeting:
(1) Print of Proposed Record Plat
(2) Agreement pertaining to subdivision improvements
(3) Opinion of Title
(4) Memorandum from the Planning Department pertaining to
landscaping requirements
(5) Memorandum from the Miami -Dade Water and Sewer Authority
waiving the requirement to install water mains and
appurtenances
(6) Portion of City Atlas Sheet No, 16 showing property
platted colored in red
In addition to the above, we have attached for your use 22 copies of
a memorandum of general information pertaining to the acceptance of
this plat, and 22 copies of the Engineering Report.
The requested resolution will be one accepting the Plat entitled
DOUGLAS GARDENS, a subdivision in the City of Miami, and accepting
the dedications shown on said Plat.
The original tracing of the Record Plat will be held in safekeeping
in our office until the resolution accepting the plat has been adopted
by the Commission; after which, the plat will be forwarded to the City
Clerk for execution in the usual manner.
No City funds are involved.
Established procedures require us to distribute several copies of the
resolution following its adoption by the Commission. Will you please
request the City Clerk to supply us with four certified copies of the
resolution.

AUTHORIZING AND DIRECTING THE CITY MANAGER AND CITY CLERK TO EXECUTE
THE PLAT,
PERTINENT INFORMATION
(1) The City Zoning Board and the Department of Public Works have
recommended the acceptance of the plat.
(2) 0n April 25, 1974, the City Commission passed and adopted

ACTION TO BE TAKEN
(A) The Plat entitled DOUGLAS GARDENS being a replat of E. B.
Douglas Home,(P.B. 30, Pg. 43);together with portions of
Block 1 & 2 of Orchard Villa Third Section (P.B. 9, Pg. 30);
Block 1 of Corrected Plat of Alta Vista (P.B. 6, Pg. 4) and
that portion of N.E. 1 Avenue shown on said Plat of E.B.
Douglas Home and on said Plat of Orchard Villa Third Section;
all lying in Section 24, Township 53 South, Range 41 East,
Miami, Dade County, Florida, which by reference is made a
part hereof as if fully incorporated herein and the dedications
as shown thereon together with all existing and future planting,
trees and shrubbery on said property, to the perpetual use of
the public, be and the same are, hereby accepted and confirmed
by the City of Miami, Florida.
(B) Except for the construction of those improvements provided for
in the Agreement entered into between the Owner and the Director
of the Department of Public Works on behalf of the City of Miami,
Florida, dated February 6, 1976, the requirements of Chapter
54, Section 54-20, Code of the City of Miami, Florida and State
law as to improvements to be made in subdivisions will hereby
expressly be waived.
(C) The City Manager and the City Clerk, both of the City of Miami,
Florida, are hereby authorized and directed to execute the Plat.

The Proposed Record Plat entitled DOUGLAS GARDENS, a replat of
E. B. Douglas Home (P.B. 30, Pg. 43); together with portions of
Block 1 & 2 of Orchard Villa Third Section (P.B. 9, Pg. 30); Block
1 of Corrected Plat of Alta Vista (P.B. 6, Pg. 4) and that portion
of N.E. 1 Avenue shown on said plat of E. B. Douglas Home and on
said plat of Orchard Villa Third Section. It is zoned R-2 and R-4,
and has a total area of 8.5335± acres. This plat is being forwarded
to your office for City Commission action.
The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of Miami,
Florida, and certifies its correctness as to form.
Also attached are the following itemized papers necessary to present
the Plat to the City Commission of Miami:
(1) Form of Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Agreement form pertaining to subdivision improvements
(4) Opinion of Title

REPORT OF PROPOSED RECORD PLAT OF
DOUGLAS GARDENS
SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled DOUGLAS GARDENS was prepared
by Garris Engineers, Inc. It is in correct form for submission
to the City Commission and is forwarded with a recommendation
that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of E. B. Douglas Home
(P.B. 30, Pg. 43); together with portions of Block 1 & 2
of Orchard Villa Third Section (P.B. 9, Pg. 30) Block 1
of Corrected Plat of Alta Vista (P.B. 6, Pg. 4) and that
portion of N.E. 1 Avenue, shown on said Plat of E.B. Douglas
Home and on said Plat of Orchard Villa Third Section - in
Section 24, Township 53 South, Range 41 East, zoned R-2
and R-4 having a total area of 8.5335± acres.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
(3) As certified to by Milton B. Garris, Jr., Registered Land
Surveyor, this Plat complies with the plat filing laws of
the State of Florida.
(4) The City Planning and Zoning Board of Miami, Florida, after
Public Hearing, has recommended the closing of N.E. 1 Avenue
between N.E. 52 and 53 Streets and of N.E. 52 Terrace, 79.51,.
West of N.E. 1 Avenue. This action was confirmed by City
Commission Resolution No. 74-312
(5) By authority of Resolution No. ZB 65-74, adopted May 6, 1974,
the Plat was recommended for acceptance by the City Zoning
Board of Miami.
(6) The attached Certificate of Title Examination dated January 6,
1976, signed by David P. Catsman, Attorney, indicates that
the fee simple title to the property platted is correctly
vested in I4iami Jewish Home and Hospital For the Aged, Inc.,
a Florida non-profit corporation, and the Plat has been
correctly executed.

(7) The area platted ;is encumbered by mortgage and the mortgage
holder has executed the Plat and joined in its dedications.
(8) In accordance with the requirements of Chapter 543 Section
51-20) of the Code of The City of Miami) a Cashier's Check
in the amount of $3)465.00 has been tendered by the owner)
Miami Jewish Home and Hospital For the Aged) Inc. This
Cashier's Check has been deposited with the Director of
Finance and will guarantee the completion of landscaping
improvement:according to the provisions of the Agreement
between The City of Miami and the aforementioned.
(9) Sanitary sewers are available in the vicinity of the
property platted.
(10) The location of the property is shown colored in red on the
accompanying copy of a portion of City of Miami Atlas Sheet
No. 16.
(11) The attached Form of Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami.
