A RESOLUTION ACCEPTING THE JULY 17, 1977 DEED
FROM JOHN H. LEWIS AND THOMAS 0. FELKINS
CONVEYING FOR PUBLIC RIGHT-OF-WAY THE EAST
8.5± FEET OF LOTS 31 AND 32 OF BISCAYNE
REALTY COMPANY'S SUBDIVISION OF BLOCK 5 OF
THE EDWARD PENT HOMESTEAD (3-85); AND
AUTHORIZING AND DIRECTING THE PROPER OFFICIAL
OF THE CITY OF MIAMI TO RECORD SAME IN THE
PUBLIC RECORDS OF DADE COUNTY, FLORIDA.
WHEREAS, on May 16, 1977, The City of Miami Planning
and Zoning Boards by Resolution No. ZB 86-77 granted conditional
use as listed in Ordinance 6871, Article VI, Section 1, (4-A),
to permit construction of a residential development of a Planned
Unit Nature (PUN), on Lots 31 and 32, Biscayne Realty Company's
Subdivision of Block 5 of the Edward Pent Homestead (3-85), being
3150 Gifford Lane, consisting of an existing unit plus three new
dwelling units, for a total of four dwelling units in two struc-
tures with two units per structure, subject to an 8.5± foot
dedication for public right-of-way; and
WHEREAS, the appertaining owner duly executed and
delivered to The City of Miami a deed conveying the required
right-of-way; and
WHEREAS, it is now in order for the City Commission of
The City of Miami, Florida to accept the aforesaid deed and to
have it recorded in the Public Records of Dade County, Florida;

OE THE CITY OF MIAMI, FLORIDA:
Section 1. The July 17, 1977 deed from John H. Lewis
and Thomas 0. Felkins conveying to The City of Miami for public
right-of-way the east 8.5± feet of Lots 31 and 32 of Biscayne
Realty Company's Subdivision of Block 5 of the Edward Pent
Homestead, according to the plat thereof, as recorded in Plat
Book 3, at Page 85 of the Public Records of Dade County, Florida,
be, and the same is hereby, accepted.
Section 2. The proper official of The City of Miami
is hereby authorized and directed to record the aforesaid
instrument in the Public Records of Dade County, Florida.
PASSED AND ADOPTED THIS 13th DAY OF October
1977.

31 and 32 of "TI1E BISCAYNE REALTY COMPANY'S SUBDIVISION
OF BLOCK 5 OF THE EDWARD PENT HOMESTEAD", according to
the plat thereof, as recorded in Plat Book 3, at Page
85, of the Public Records of Dade County, Florida, and
more particularly described as follows: Beginning at
the northeast corner of said Lot 31; thence along the
easterly property line of said Lots 31 and 32 100.00
feet to the southeast corner of said Lot 32; thence
along the south line of said Lot 32 8.54 feet to the
zoned street line of Gifford lane; thence northerly
100.00 feet along said zoned street line which is paral-
el with, and 20 feet west of, the established City Mon-
ument Line of "Gifford Lane"; thence along the north
line of sail Lot 31 8.56 feet to the Point of Beginning.
Containing 850 square feet, more or less.
And the said part ies of the first part do hereby fully warrant
title to.said law , and will defend the same against the lawful

0n May 16, 1977, the City of Miami Planning and Zoning Boards by
Resolution No. ZB 86-77 granted conditional use to permit certain
residential construction at the captioned location subject to an
8.5+ foot dedication for Right -of -Way.
The appertaining owner met this stipulation by executing and
delivering to the City of Miami a Deed of Dedication conveying
the required Right -of -Way.
It is now in order for the City Commission to accept the aforesaid
instrument and to have it duly recorded.
THE DEPARTMENT OF PUBLIC WORKS RECOMMENDS ADOPTION
OF THE ATTACHED RESOLUTION ACCEPTING THE JULY 17,
1977 DEED, (COPY ATTACHED), FROM JOHN H. LEWIS AND
THOMAS 0. FELKINS CONVEYING FOR PUBLIC RIGHT-OF-WAY
THE EAST 8.5± FEET OF LOTS 31 AND 32 OF BISCAYNE
REALTY COMPANY'S SUBDIVISION OF BLOCK 5 OF THE
EDWARD PENT HOMESTEAD (3-85), (SKETCH ATTACHED);
AND TO AUTHORIZE AND DIRECT THE PROPER OFFICIAL OF
THE CITY OF MIAMI TO RECORD SANE IN THE PUBLIC
RECORDS OF DADE COUNTY, FLORIDA.
