RESOLUTION NO. 77-653
A RESOLUTION ACCEPTING THE PLAT ENTITLED
VINAS ESTATES, A SUBDIVISION IN THE CITY
OF MIAMI, FLORIDA; AND ACCEPTING THE
DEDICATIONS SHOWN ON SAID PLAT; AND AC-
CEPTING THE COVENANT TO RUN WITH THE LAND
POSTPONING THE IMMEDIATE CONSTRUCTION OF
FULL WIDTH IMPROVEMENTS ON N.W. 13TH STREET
AND ON N.W. 31ST AVENUE UNTIL REQUIRED BY
THE DEPARTMENT OF PUBLIC WORKS; AND AUTHOR-
IZING AND DIRECTING THE CITY MANAGER AND
THE CITY CLERK TO EXECUTE THE PLAT.
WHEREAS, the City Zoning Board and the Department of Publi
Works have recommended the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The Plat entitled VINAS ESTATES being a re -sub-
division of the east 85 feet of Lot 15, Block 7, WALDIN ACRES,
according to the plat thereof, recorded in Plat Book 5, at Page 68,
of the Public Records of Dade County, Florida, all lying in the
S.E. 14 of Section 33, Township 53 South, Range 41 East, City of
Miami, Dade County, Florida, which by reference is made a part
hereof as if fully incorporated herein and the dedications as
shown thereon together with all existing and future planting, trees
and shrubbery on said property, to the perpetual use of the public,
are hereby accepted and confirmed by the City of Miami, Florida.
Section 2. The Covenant To Run With The Land executed by
Robert Vinas postponing the immediate construction of full width
street improvements on N.W. 13th Street and on N.W. 31st Avenue
until such time as required by the Department of Public Works of
the City of Miami is hereby accepted and the proper officials are
directed to record said covenant after Plat has been recorded in
"DOCL MDIT 4,
the Public Records of Dade County, Florida.

Section 3. The City Manager and the City Clerk are hereby
authorized and directed to execute the Plat.

VINAS ESTATES - Resolution
Accepting Proposed Record Plat
Located at S.W. Corner of N.W.
13 Street & N.W. 31 Avenue
The Proposed Record Plat entitled VINAS ESTATES is a resubdivision
of a portion of Lot 15, Block 7, WALDIN ACRES (5-68). It will
consist of two (2) lots zoned R-2. This plat is being forwarded
to your office for City Commission Action.
The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of
Florida, and certifies its correctness as to form.
Also attached are the followirk itemized papers necessary
present the Plat to the City Commission of j•Iiami :

The accompanying Plat entitled VINAS ESTATES was prepared
by Lannes and Garcia, Inc. It is in correct form for submission
to the City Commission and is forwarded with a recommendation
that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
The ane property platted is a resubdivision of a portion of
Lot 15, Block 7, WALDIN ACRES (5-68). It will consist of
two (2) lots zoned R-2.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
As certified to by Romas N. Lannes, Registered Land Surveyor,
this Flat complies with the plat filing laws of the State
of Florida.
(i4) Ey authority of resolution No. 23-77, adopted February 8,
1977, the Plat was recommended for acceptance by the City
Zoning, Board of Miami.
(5) The attached Certificate of Title Examination dated July 14,
1977, si;;ned by Nestor Morales, Attorney, indicates that the
fee simple title to the property platted is correctly vested
in Robert Vinas and the Plat has been correctly executed.
The area platted is not encumbered by any I:iortares.
(7) In accordance with the requirements of Chapter 54, Section
54-20, of the Code of The City of Miami, a Cashier's Check
in the amount of $6,800.00 has been tendered by the owner,
Robert Vinas. This Cashier's Check has been deposited with
the Director of Finance and will guarantee the completion
of the subdivision improvements accor'din;r,, to the provisions
of the:; Aj'reoment between The City of Miami and the afore-
montia-ne'd Robert Vinas. The improvements required at the
r�oper'ty platted are listed a:; follows: Landscaping,

Ast,haltic Concrete Pavement, Sidewalk, Grading and shaping
Of Street Shoulder and Storm Drainage Structure,
Since there are no full width street improvements on N.W.
13 Street and N.W. 31 Avenue, in the vicinity of the property
platted, it is recommended that the attached covenant be
accepted postponing the immediate construction of these
improvements until the area is more fully developed.
(8) The location of the property is shown colored in red on the
accompanying copy of a portion of City of Miami, Florida,
Atlas Sheet No. 26.
(9) The attached Resolution has been prepared for the acceptance
of the Plat by the City Commission of Miami, Florida.
