A RESOLUTION ACCEPTING THE PLAT ENTITLED
RIVAS PLAT, A SUBDIVISION IN THE CITY OF
MIAMI; AND ACCEPTING THE DEDICATIONS
SHOWN ON SAID PLAT; AND AUTHORIZING AND
DIRECTING THE CITY :TANAGER AI1D THE CITY
CLERK TO EXECUTE THE PLAT.
WHEREAS, the City Zoning Board and the Department of Public
Works have recommended the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF I4IAMI, FLORIDA:
Section 1. The Plat entitled RIVAS PLAT being a resubdiVision
of Lot 9, less the west 24 feet thereof, Block 4, KEW GARDENS,
according to the plat thereof, recorded in Plat Book 8, at Page 9,.
of the Public Records of Dade County, Florida, all lying in the
N.E. ',,, Section 33, Township 53 South, Range 41 East, City of Miami,
Dade County, Florida, which by reference is made a part hereof as
if fully incorporated herein and the dedications as shown thereon
together with all existing and future planting, trees and shrubbery
on said property, to the perpetual use of the public, are hereby
accepted and confirmed by the City of Miami, Florida.
Section 2. The City Manager and the City Clerk are hereby
authorized and directed to execute the Plat.

The Proposed Record Plat entitled RI`TAS PLAT is a resubdivision
of Lot 9, less the west 24 feet thereof) Block 4 , KEW GARDENS,

The attached detailed report from the Department of Public Works
recommends the approval of the plat by the City Commission of

The accompanying Plat entitled RIVAS PLAT was prepared by
Thomas J. Kelly, Inc. It is in correct form for submission to
the City Commission and is forwarded with a recommendation that
it be approved.
PERTINENT INFOR:.1ATION REGARDING THE PLAT:
(1) The property platted is a resubdivision of Lot 9, less the
west 24 feet thereof, Block 4, KEW GARDENS (8-9). It will
consist of two lots zcned R-2.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
As certified to by Thomas J. Kelly, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) By authority of Resolution No. ZS 9-74, adopted February 11,
1974, the flat was recommended for acceptance by the City
Zonim! Board of Mai.
(5) The attached Certificate of Title Examination dated June 28,
1977, signed by Georre E. Patterson, Jr. , Attorney, indicates
• that the fee simple title to the property platted is correctly
vested in Juan J. Perez and :4aria Perez, his wife, and the
• Plat has been correctly executed.
(6) The area platted is not encumbered by any mortEages.
(7) In accordance with the requirements of Chapter 54, Section
54-20, of the Code of The City of Miami, a Cashier's Check
in the amount of $1,850.00 has been tendered by the owner,
Juan J. Perez and Maria Perez, his wife. This Cashier's
Check has been deposited with the Director of Finance and

Wiii guarantee the completion of the subdivision improvements
according; to the provisions of the Agreement between The City
of Miami and the aforementioned Juan J. Perez and Maria Perez,
his wife. The improvements required at the property platted
are listed as follows: Landscaping, Grading and Shaping of
Street Shoulder.
(8) The location of the property is shown colored in red on the
accompanying copy of a portion of City of ,Miami, Florida e
Atlas Sheet No. 26.
(9) The attached Resolution has been prepared for the acceptance
of the Plat by the City Commission of Miami, Florida.
