RESOLUTION NO. 77-600
A RESOLUTION AFFIRMING THE ZONING BOARD'S GRANT
OP VARIANCE FROM ORDINANCE NO. 6871, ARTICLE IV,
SECTION 11, TO PERMIT CONSTRUCTION OF A SINGLE
FAMILY DWELLING ON LOT 19 LESS S24', BLOCK 2;
TRAJUNE PARK (14-12), BEING APPROXIMATELY 4298
S. W. 6TH STREET, AS PER PLANS ON FILE, WAIVING
REPLATTING REQUIREMENTS; ZONED R-1 (ONE FAMILY).
WHEREAS, the Miami Zoning Board, at its meeting of Julie
I97, Item No. 9, following an advertised Hearing, adopted
Resolution No. ZB 96-77 by a 7 to 0 vote granting variance from
Ordinance No. 6871, Article IV, Section 11, as hereinafter set
forth; and
WHEREAS, 17 neighborhood objectors have taken their
appeal to the City Commission; and
WHEREAS, after careful consideration and due deliberation,
the City Commission finds that the Zoning Board did not err in
granting the variance as hereinafter set forth;
NOW, THEREFORE, BF IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The variance from Ordinance No. 6871,
Article IV, Section 11, to permit construction of a single family
dwelling on Lot 19 less S24', Block 2; TRAJUNE PARK (14-12), being
approximately 4298 S. W. 6th Street, as per plans on file, waiving
replatting requirements, zoned R-1 (One Family), granted by
Zoning Board Resolution No. ZB 96-77, be and the same is hereby;,
affirmed.

Variance Application to permit construction of a
single family dwelling waiving replatting requirements.
At a point in time the owner of the lot to the south
bought the S 24' of Lot 19. The remainder of Lot 19
then became an illegal building site unless replatting
requirements are waived. Applicant states that the
building willbe used as his home.
APPROVAL: A hardship does exist as the subject property
was divided in this manner some time ago. The develop-
ment of a single family dwelling would not adversely affect
the immediate neighborhood.
Granted, June 6, 1977, Resolution ZB 96-77, by a 7-0 vote.
