Staff Report and Business Impact Statement
Purpose:
The amendment clarifies permitted uses, streamlines the entitlement process, and introduces
updated design and operational standards for uses such as Auto Sales Dealerships, Gas
Stations, Vehicle Rental Facilities, and Car Washes. Additional by -right opportunities are
available when specified criteria are satisfied.
Estimated Direct Economic Impact:
• There will be no additional municipal regulatory costs for businesses.
• The expanded by -right opportunities eliminate entitlement requirements and reduce
regulatory costs when specified criteria are satisfied.
• The proposal supports reinvestment in existing auto -related businesses and encourages

enhancing services for residents.

Auto -related commercial businesses include auto repair shops, dealerships, rental agencies, car
