The subject site is a corner lot part of which is presently used for off-street parking in conjunction with a coin - operated laundry fronting on NE 54th Street. The subject lot faces R-2 zoning to the south, abuts R-2 zoning to the east and faces C-5 zoning and R-2 zoning to the west. NE 53rd Street and North Miami Avenue are both developed with residential development with the exception of the inter- section of North Miami Avenue and 54th Street. The predominant land use of the residentially zoned area is for single family and duplex structures. NE and NW 54th Street is developed for commercial uses and also contains a considerable amount of land that is either vacant or under-utilized. DENIAL: There are significant amounts of properly zoned or under-utilized land (C-5) along NE 54th Street to accom- modate any needed commercial development. Although abutting commercial zoning to the north and facing.a small segment of commercial property to the west, the character of the remainder of the westerly, southerly and easterly orientation of the area is residential. Recommended Denial, April 4, 1977, by a 5-2 vote. Ordinance No. 6871, the Comprehensive Zoning Ordinance for th City of Miami be, and the same is hereby amended by changing the zoning classification from R-2 (Two Family) to C-5 (Lib a1 Commercial) of Lot 13, ORCHID VILLA TRACT (7-84), being appr imately 5 N.E. 53rd Street; and by making the necessary changes in the Zoning District Map made a part of the said Ordinance o. 6871 by reference and description in Article III, Section 2, thereof.
