The lease tor the marina and concessions at the Marine Stadium, the leases for the public bidding of Dinner Rey Marina and the proposed Dinner Xey restaurant are some examples. It recently came to my attention that Mr. Gerard;J. Zelle . . formerly, p ,Director of Properties for .Pan Am- erican' World Airways; would be available to act as as lease negotiator for the CIty. Major project in Miami involves the negotiation, leasing, lease preparation e.nd tranagement of 1.2 million square feet of commercial building space held by Pan American. Responsibilities include the negotiation of air- port development, rentals, fees, and the location, lease prepara- tion, coordination with legal departrent and leasing of Pan American's exclusive areas in airport terrir..als. Procurement of office space, preparation and handling of lease arrangements, and the negotiation and coordination of tenant improvements for office space. After occupancy of properties, responsibility also continues to assure for proper care and utilization of facilities, frost of which are 24-hour operations. This includes maintaining jani- torial specifications, lighting, electrical and air conditioning levels along with proper security coverage. In providing for proper utilization of facilities, expansion options are provided for and exercised, subleases entered into to dispose of excess property and the negotiation of yearly lease cancellations are arranged when properties become restrictive cr undesirable. Due to the Regional Office concept in Pan Arerican, the Director of Properties in Miami acts as Administrative IIead of both Properties and Facilities Departments.
