Please be advised that the processing of your tentative plat cannot proceed until these conditions have been satisfied. Resilience and Public Works 1. The Opinion of Title has listed a Covenant in Lieu of Unity of Title that should be released, or modified to reference the new plat, before final plat submittal, contact Elizabeth Hernandez from the City Attorneys Office at elhernandezcr,;miamigov.com. 2. Submit a Public School Concurrency Application for the 140 units. 3. The proposed plat includes a portion of the Metrorail right-of-way. Provide a copy of the recorded deed of conveyance. 4. The tentative plat needs general revisions, contact the Survey Section. 5. Provide corrections to underground information of existing stormwater drainage system on private property and in the adjacent right of way, including but not limited to the outfall systems — underground lines, inlet rim elevation, inlet type, structure bottom elevation, pipe invert elevation and direction, pipe size, pipe length, exfiltration trench, covered ditch, drainage well. All information obtained from the City records must be field verified. Field verifications are also required for all new structures that are not on the City records. All structures must be cleaned to be accessible for the field verifications and research. Provide missing underground lines for stormwater drainage system. 6. Add the Delta to the 15 foot radius curve connecting the proposed 20 foot and 15 foot storm water easements. 7. Existing 12 inch private outfall needs to be removed, unless approved by the permitting agency. 8. An updated tentative plat and preliminary site plan are required, to include the locations of the proposed stormwater easements for the outfall systems. 9. All connections between existing private stormwater drainage systems and public systems must be disconnected. 10. A revised tentative plat, including all survey revisions, must be submitted to the Development and Roadway Plans Section prior to the issuance of the Subdivision Improvements letter. Existing stormwater systems and their flow direction along all roadways in front and adjacent to the proposed plat, must be investigated and totally clear, as a condition prior to the submittal of the Subdivision Improvement (SDI) plans. 12. To obtain approval for the underground information shown on the tentative plat, please contact Jose Borrego, P.E., at jborregot miamigov.com of Development and Roadwat Plans Section and Clara Sidan, P.E., at esidan@miamigov.com., Assistant Director, Stornwater and Permitting. 13. A waterway maintenance easement is required conforming substantially with the lines of the Miami River, the width as required by the City Resilience and Public Works Department and/or Miami -Dade County Public Works/Waste Management Department. Include Graham Jones, Chief of Urban Design, Planning Department for any request to the Supervisor of Plats in determining the width required for the waterway maintenance easement since it may be related to the width for the Riverwalk. 14. Provide a plat approval letter from the Florida Department of Environmental Protection for the proposed plat boundary along the .Miami River. 15. Any impacts to the already improved Miami River Greenway (right of way) will need to be reviewed for expenditures spent by the City of Miami or the Miami River Commission as applicable. Contact Collin Worth CWorthgrniamigov.com Zoning 16. Clarify the number of residential units in the development information section. Fire Rescue 17. There must be documentation prior to final plat submittal confirming that the existing 150 feet dead end area will be developed in such a way as to not have the dead end in excess of 150 feet. 18. The apparatus movement has to be shown for the movement going into and out of that frontage. The exhibit that was submitted is still deficient. The lines representing the axles and the four corners of the apparatus must not cross over nor touch any other line representing curb and gutter, sidewalks, etc. This is required prior to final plat submittal. Standard Comments 19. A letter from Comcast is required to determine if any adjustments to their facilities or easements are required. 20. Verify with Miami -Dade County that the proposed plat name is acceptable. 21. All encroachments across proposed tract and/or lot lines, must be removed prior to final plat submittal. 22. An Opinion of Title, in the City of Miami Opinion of Title form, must be provided at the time of final plat submittal. 23. Current backup documentation will be required for all who execute the final plat. A resolution for authority to execute documents and a Certificate of Good Standing from the Secretary of State are required, if applicable. 24. A plat approval letter from the Florida Department of Transportation (FDOT) is required prior to final plat submittal. A copy of the final plat must be submitted to the FDOT, not a copy of the tentative plat. 25. Tentative plat application must be made with Miami -Dade County after receiving approval from the City of Miami Plat and Street Committee. 26. Be advised that an incomplete final plat package will not be accepted by the City of Miami. It is the owner's responsibility to work with his/her surveyor and attorney to assure that everything is in order before submitting the final plat package. 27. Be advised that if all requirements for scheduling the final plat for City Commission action are not in order, the final plat will not be scheduled for a City Commission meeting. A letter from the Miami -Dade Water and Sewer Department is required to determine if any adjustments to their facilities or easements are required. 30. A letter from Miami -Dade Water and Sewer Department is required to release the final plat in connection with water and sewer service agreements. 31. Provide two 8 '/z" x 11" paper location sketch exhibits, one `Before Replat" and one "After Replat". In addition to the above requirements, you should be aware of the following: 1. State and local laws require the installation of various physical improvements in the public rights - of -way when property is platted. These subdivision improvements include paving, drainage, landscaping, sidewalks, etc. In some cases, this could represent a substantial investment on your part. REQUIRED: The submission of an electronic file of the tentative plat, in an AutoCAD, to the City of Miami Resilience and Public Works Department, Development and Roadway Plans Section will EXPEDITE the preparation and enhance the ACCURACY of the subdivision improvement letter required for the final plat approval. 2. Execution of Covenant for Postponement of Subdivision Improvements is required in cases where the required subdivision improvements are not completed. 3. Plans must comply with the requirements of Bulletin 51 of Resilience and Public Works Department. 4. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc., caused by this plat will be at the property owner's expense. Also, utility easements may be required on the property being platted. 5. A building permit will not be issued on the property being platted until the final plat is recorded or as authorized by the City of Miami Code Section 55-10(i). Also, the Temporary Certificate Occupancy and/or Certificate of Occupancy for any building construction will be issued only after all the required subdivision improvements have been completed. 6. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the issuance of a building permit. 7. In order to mitigate problems associated with access and construction activities throughout the neighborhood, the contractor/developer is encouraged to notify the affected neighborhood residents, in writing, of the project starting and completion dates at the time of issuance of permits. 8. Additional items must be provided to the City of Miami Department of Resilience and Public Works before the final plat is submitted to the City Commission for approval. You will be notified in writing as to what these items are after the amount of the bond has been determined for the necessary subdivision improvements. It is required that the applicant contacts the City of Miami Resilience and Public Works Survey Section to verify that all final plat submittal documents are complete prior to final plat submittal. 9. Tentative plat approval is only valid for 1(one) year and 6 (six) months from the date of the Plat and Street Committee meeting at which time it was approved.
