A RESOLUTION GRANTING A ONE YEAR EXTENSION OF THE
VARIANCE AS LISTED IN ORDINANCE NO. 6871, ARTICLE
XII, SECTION 4(1)(a), AND ARTICLE XXIII, SECTION
4(12), TO PERMIT AN AUDITORIUM BUILDING AT THE
BASCOM PALMER EYE INSTITUTE AND BRIDGE FROM SAID
AUDITORIUM TO THE EXISTING BUILDING ON LOTS 1 THRU
5 AND 24 THRU 28, LESS N15' OF LOT 1 AND 28, BLOCK
22, HIGHLAND PARK (2-13) together with that 10'
WIDE N-S ALLEY LYING BETWEEN AFORESAID LOTS 1 THRU 5
AND LOTS 24 THRU 28 LESS AND EXCEPT N10' THEREOF, ALSO
KNOWN AS TRACT "6" OF T. P. j&787-B "JACKSON MEMORIAL
HOSPITAL TRACT ADDITIONS", AS PER PLANS ON FILE, WITH
10' REAR (SOUTH) SETBACK (17.25' REQUIRED), 4.06 FLOOR
AREA RATIO (2.0 PERMITTED), AND WAIVING 618 OF 618
REQUIRED OFF-STREET PARKING SPACES, AND SUBJECT TO THE
RECORDING OF THE ABOVE TENTATIVE PLAT; ZONED C-1 (LOCAL
COMMERCIAL); GRANTED BY ZONING BOARD RESOLUTION NO.
ZB 4- 78 .
WHEREAS, Article XXXI of the Comprehensive Zoning Ordinance
No. 6871, permits an extension of a Variance by the City Manager with
approval by the City Commission, for a period of one year; and
WHEREAS, the City Manager recommends a one year extension
of the Variance granted by the Zoning Board by Resolution No. ZB 4-78;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA: ITEM NO. ';1 C'
Section 1. The request for a one year extension of the
Variance as listed in Ordinance No. 6871, Article XII, Section 4(1)(a),
and Article XXIII, Sec. 4(12), to permit an auditorium building at the
Bascom Palmer Eye Institute and bridge from said auditorium to the
existing building on Lots 1 thru 5 and 24 thru 28, less N15' of Lot 1
and 28, Block 22; HIGHLAND PARK (2-13) together with that 10' wide N-S
alley lying between aforesaid Lots 1 thru 5 and Lots 24 thru 28 less
and except N10' thereof, also known as Tract "6" of T. P. #787-B
"JACKSON MEMORIAL HOSPITAL TRACT ADDITIONS", as per plans on file, with
10' rear (south) setback (17.25' required), 4.06 Floor Area Ratio
(2.0 permitted), and waiving 618 of 618 off-street parking spaces, and
subject to the recording of the above tentative plat, zoned C-1 (Local
Commercial), granted by Zoning Board Resolution No. ZB 4-78, be and
the same is hereby granted.

ARTICLE XXXI of the Comprehensive Zoning Ordinance No. 6871 provides
that any Variance shall expire six months after the effective date
of the Variance unless a Building Permit or a Certificate of Use has
been issued based upon the Variance. The Ordinance further provides
that the City Manager may, after review and determination that sub-
stantial progress has been achieved by the applicant in terms of
project planning, extend the expireation date of the Variance for an
additional period of time not to exceed one year, subject to approval
of the City Commission.
This Department finds no objection to the granting of the extension
of time for this Variance.
We are requesting the City Attorney's office, by copy of this memo,
to prepare the proper Resolution for this extension.
