The Plat entitled NEW ROO DEL' OFFICE FIRST ADDITION being a resubdivision of Tract "A", "New Roosevelt Office", according to the plat thereof, recorded in Plat Book 104, at Page 50, together with that part of Lots 1, 2 and 3 in Block 1 of plat of Pirates Cove, according to the plat thereof, recorded in Plat Book 1, at Page 92, lying northerly of the northerly right-of-way boundary of N.W. North River Drive as shown on "Plat of Resubdivision of Pirates Cove", according to the plat thereof, recorded in Plat Book 14, at Page 61; all being in the Public Records of Dade County, Florida, and lying in the NLE. 4 of Section 34, Township 53 South, Range 41 East, City of Miami, Dade County, Florida, which by reference is made a part hereof as if fully incorporated herein and the dedications as shown thereon together with all existing and future planting, trees and shrubbery on said property, to the perpetual use of the public, are hereby accepted and confirmed by the City of Miami, Florida. Section 2. The Covenant To Run With The Land executed by First Federal Savings and Loan Association of Miami postponing the immediate CITY COMMISSION MEETING OF APR; 1978 78-2R3 UNKAITION construction of improvements on Nei& North River Drive until such time as required by the Department of Public Works of the City of Miami is hereby accepted and the proper officials are directed to record said covenant after Plat has been recorded in the Public Records of Dade County, Florida. Section 3. The City Manager and the City Clerk are hereby authorized and directed to execute the Plat. North I, �F„,,Raver Drive and N.W. 17 Avenue s:r.c;.osuacs. The Proposed Record Plat entitled "NEW ROOSEVELT OFFICE FIRST ADDITION" is a resubdivision of Tract "A", New Roosevelt office, (104-50) and a portion of Lots 1 thru 3,Plat of Pirate's Cove (1-92). It will consist of two (2) lots zoned C-4 and R-4. This plat is being forwarded to your office for City Commission Action. The attached detailed report from the Department of Public Works recommends the approval of the plat by the City Commission of Miami, Florida, and certifies its correctness as to form. Also attached are the following itemized papers necessary to present the Plat to the City Commission of Miami: Resolution accepting; the Plat Print of proposed Record Plat Agreement form pertaining to subdivision improvements Covenant postponing immediate construction of certain subdivision improvements Opinion of Title Memorandum from the Department of Planning pertaining to landscaping requirements Memorandum from the Miami -Dade Water and Sewer Authority pertaining to water mains and appurtenances Portion of City Atlas Sheet IIo. 25 showing property platted colored in red WEP:WKB:met • 1•e .s, �)LL.—V) i! V t'73 2. �. f 33 THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS APRIL 13, 1978 REPORT OF PROPOSED RECORD PLAT OF NEW ROOSEVELT OFFICE FIRST ADDITION A SUBDIVISION IN THE CITY OF MIAr4I, FLORIDA The accompanying Plat entitled NEW ROOSEVELT OFFICE FIRST ADDITION was prepared by Jack Mueller & Associates, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATIONN REGARDING THE PLAT (1) The property platted is a resubdivision of Tract "A", NEW ROOSEVELT OFFICE (104-50) and a portion of Lots 1 thru 3, Plat of PIRATE'S COVE (1-92) . It will consist of '';wo (2) lots zoned C-4 & R-4. (2) The location of the streets and the widths conform with the standards of the Department of Public ?Forks of the City of Miami, Florida. (3) As certified to by John W. Mueller, Jr., Registered Land Surveyor, this Plat complies with the plat filing laws of the State of Florida. (4) By authority of Resolution No. ZB 207-77, adopted November 7, 1977, the Plat was recommended for acceptance by the City Zoning Board of Miami. (5) The attached Certificate of Title Examination dated March 1, 1978, signed by J. Frost Walker, III, Attorney, indicates that the fee simple title to the property platted is correctly vested in FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF MIAMI and the Plat has been correctly executed. (6) The area platted is not encumbered by any mortgage. Page 1 of 2 (7) In accordance with the requirements of Chapter 54, Section 54-20, of The Code of The City of Miami, a Performance Bond in the amount of $29,500.00 has been executed by the FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF MIAMI as Principal, and THE AETNA CASUALTY AND SURETY COMPANY as Surety. This Bond and the Surety's Power of Attorney will accompany the Agreement between the City of Miami, and the Principal to guarantee the construction of Landscaping, Asphaltic Concrete Pavement, Removal of Existing Sidewalk, Removal of Existing Curb and Gutter, Sidewalk, Curb and Gutter, Storm Drainage Structures and Sanitary Sewers at the property platted. (8) Since there is no median curb and gutter, solid sod, pavement and landscaping in N.W. North River Drive in the vicinity of the property platted, it is recommended that the attached covenant be accepted postponing the immediate construction of these improvements until the area is more fully developed.
