A RESOLUTION ACCEPTING THE PLAT ENTITLED
JEFFERSON'S ADDITION, A SUBDIVISION IN
THE CITY OF MIAMI AND ACCEPTING THE
DEDICATIONS SHOWN ON SAID PLAT; AND AUTHOR.,
IEING AND DIRECTING THE CITY MANAGER AND
THE CITY CLERK TO EXECUTE THE PLAT.
WHEREAS, the City Zoning Board and the Department of Public
Works have recommended the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The Plat entitled Jefferson's Addition being a re-
subdivision of Block 11, "NORTH MIAMI", according to the plat there-
of, recorded in Plat Book A, at Page 492, of the Public Records of
Dade County, Florida, all lying in the N.E. 1/4, Section 36, Township
53 South, Range 41 East, City of Miami, Dade County, Florida, which
by reference is made a part hereof as if fully incorporated herein
and the dedications as shown thereon together with all existing and
future planting, trees and shrubbery on said property, to the perpet-
ual use of the public, are hereby accepted and confirmed by the City
of Miami, Florida.
Section 2. The City Manager and the City Clerk are hereby author-
ized and directed to execute the Plat.
PASSED AND ADOPTED this 23 day of February , 1978.

The Proposed Record Plat entitled JEFFERSON'S ADDITION is
a resubdivision of Block 11, NORTH MIAMI, (A-492) and+will
consist of one (1) tract having a total area of 1.70 - acres.
It is zoned C-4.
This plat is being forward to your office for City Commission
Action.
The attached detailed report from the Department of Public
Works recommends the approval of the plat by the City Commis-
sion of Miami, Florida, and certifies its correctness as to
form.
Also attached are the following itemized papers necessary to
present the Plat to the City Commission of Miami:
Resolution accepting the Plat
Print of proposed Record Plat
Agreement form pertaining to subdivision improvements
Opinion of Title
Memorandum from the Department of Planning
pertaining to landscaping requirements
Memorandum from the Miami -Dade Water and Sewer
Authority waiving the requirement to install
water mains and appurtenances
Portion of City Atlas Sheet No. 23 showing property
platted colored in red

REPORT OF PROPOSED RECORD PLAT OF
JEFFE RSON' S ADDITION
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accempan;jin ; Plat entitled JEF FERSO i'S ADDITION was
prepared by Schwebke-Shi.3kin & Associates, Inc. It is in correct
form for submission to the City Commission and is forwarded with
a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLATt
(1) The property platted is a resubdivision of Block 115 "North
Miami", (A-49/) and will consist of one (1) tract having a
total area of 1.70± acres. It is zoned C-4.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
.Miami, Florida..
(3) As certified to b;, Donald E. Burns, Recistered Land Surveyor,
this Plat CO;^11_"�with the -,; t f1lync laws of the State ate
of Florlin.
(4) Th? "ity Zonin. Board of Miami, Florida, after Public Hearin`,
has recommended the closing of the alley in the above tract
of land. Thi., action was confirmed by City Commission
Resolution No. 78-78.
(5) By authority of Resolution No. ZB 39-78, adopted February 6,
1978, the Plat was recommended for acceptance by the City
Zoning- Board of Miami.
(6) The attached Certificate of Title Examination dated December
7, 1977, signed by B. C. Fuller, Attorney, indicates that the
fee simple title to the property platted is correctly vested
in Railway Clerk's Title Holdin; Company and Jefferson Stores,
Inc. and the Plat has been correctly executed.
(7) The area platted is encumbered by a mortf"aFe and the mortgage
holder has executed the Plat and joined in its dedications.

(8) Ih accordance with the requirements of Chapter 5u Section
54=20, of The Code of The City of Mardi a Performance Bond
in the amount of $211300,00 has been executed by JEFFERSON
STORES J INC . 3 as Principal, and AMERICAN CASUALTY COAPAt Y s
as Surety, This Bond and the Suretys Power of Attorney
will accompany the Agreement between the City of Miami,
and the Principal to guarantee the construction of Landscaping
Asphaltic Concrete Pavement, Removal of Existing Sidewalks
Removal of Existing Curb & Gutter, Sidewalks Curb and Gutter
Rework Existing Pavement and Storm Drainage Structures at the
property platted,
(9) The location of the property is shown colored in red on the
accompanying; copy of a portion of City of Mia;ni Atlas Sheet
No. 23.
(10) The attached Resolution has been prepared for the acceptance
of the Plat by the City Commission of Miami.
