Staff Report and Business Impact Statement
Transit Oriented Nodes
Purpose:
The proposed ordinance creates a new Future Land Use designation called, "Transit Oriented Node." This
new designation allows for increased residential density and a mixing of residential, commercial, and some
light industrial uses. The ordinance will facilitate the development of Transit Oriented Developments around
existing and future fixed -rail transit stations should the property owners choose to amend the Future Land Use
Map from their existing designations to "Transit Oriented Node."
Estimated Direct Economic Impact:
• Since the ordinance would introduce a new Future Land Use (FLU) designation for property owners
to opt into, there is no compliance cost; there are application fees should a property owner decide to
amend the Future Land Use Map (FLUM) of their properties to take advantage of the new FLU
designation
• No charges or fees will be imposed on business
• The Planning Department estimates the municipality's regulatory costs will be similar to the existing
costs for Comprehensive Plan Amendments for the Future Land Use Map. The City currently has
application fees imposed on property owners who choose to amend the FLUM of their properties,
and the proposed ordinance would have the same fee mechanism.
Estimated Number of Businesses to be Impacted:
No businesses will have a compulsory impact from the ordinance.
Additional Information:
The proposed ordinance has the potential to increase tax base by increasing the allowable residential
density to be developed.
