Staff Report and Business Impact Statement
Wynwood NRD-1 Miscellaneous Amendments
Purpose:
The proposed Miami 21 Zoning Text amendment will provide updates to Appendix J - Wynwood
Neighborhood Revitalization District ("NRD-1 "). The proposed Ordinance includes amendments to
create consistency with previously approved text amendments in Miami 21 Z. To allow properties
within Wynwood NRD-1 T5-L Zoning Transect to Bonus Height. To clarify Art requirements on New
Buildings and facade alterations. To clarify parking program processes and loading berth
requirements. To clarify the landscape and screening requirements associated with off-street
parking; and to provide additional NRD-1 Setback requirements for NRD-1 Corridors and
Wynwood Throughfares.
Estimated Direct Economic Impact:
• There are no direct compliance costs that businesses will reasonably incur if the proposed
Ordinance is enacted.
• There is no new charge or fee on businesses subject to the proposed Ordinance, or for
which businesses will be financially responsible.
• There is no impact to the City revenues based on the proposed Ordinance.
Estimated Number of Businesses to be Impacted:
• The amendment will impact NRD-1 sites zoned T5 and T6 by allowing additional development
flexibilities that are currently granted city-wide.
Additional Information:
• Developments within NRD-1 utilizing this amendment will benefit from clarification on
development standard and streamlined permitting processes.
• The Wynwood Business Improvement District recommended that the Miami 21 Code be
amended for such purpose as stated herein in relation to the Wynwood NRD-1.
• On September 24, 2015, Ordinance No. 13561, amended the Miami 21 Code to include
Appendix J: Wynwood Neighborhood Revitalization District ("Wynwood NRD-1 ") which has
been amended under Ordinances Nos.13642, 13805, 13960, 14134, and 14243 to support the
continued evolution of the Wynwood neighborhood
Recommendation: Approval
The Planning Department recommends Approval.
