Staff Report and Business Impact Statement
Non -Conforming Uses - Public Self Storage
Purpose:
The Purpose of the Text Amendment is to amend Miami 21 to allow for legally non -conforming Public Self
Storage facilities to redevelop within T5 and T6 Transect Zones pursuant to Miami 21 provided that lot
configuration is maintained by process of exception.
Estimated Direct Economic Impact:
• There are no direct compliance costs that will be incurred by the ordinance amendment.
• There are no new charges or fees that businesses will be subject to or financially responsible for
based on the ordinance amendment.
• This will have a positive impact on City revenues as it creates an opportunity for businesses to
apply and maintain an existing non -conforming use, otherwise not allowed.
Estimated Number of Businesses to be Impacted:
• There are an estimated 20 Public Self Storage facilities located in the City of Miami.
Recommendation: Approval
