Ancillary Dwelling Units andAmnesty Compliance Program
Purpose:
To introduce registration and compliance requirements for Ancillary Dwelling Units (ADUs)
and an associated amnesty program for existing ADUs.
Estimated Direct Economic Impact:
There will be no additional municipal regulatory costs for businesses.
The addition of an ADU may impact the value or homestead status of a property.
ADUs are more affordable to build than full-sized homes or apartments because they
don't require additional land, elevators, or major infrastructure and use less energy for
heating and cooling.
ADUs that are rented also provide additional income opportunities for homesteaded
property owners.
Estimated Number of Businesses to be Impacted:
The City of Miami has approximately36,000 single-family parcels,inclusiveof vacant lots.
Twenty percent,or 6,600, of these lots in T3-L and T4 Transect Zones currently allow for an
ADU.By widening the allowable locations, as proposed, an approximate additional27,000+
parcels developed with asingle-family home could potentially also accommodatean ADU.
Additional Information:
The City wishes to introduce a procedure for bringing properties into compliance with the
Miami 21 Code relating to the construction, maintenance and ongoing operation of an ADU.
