Background of Item: The City's Police Department Traffic Enforcement Division is interested in leasing approximately 1000 square feet of privately owned property for the use of an administrative office, and secure parking located at 2121 NW 21 Street, Miami, Florida 33142 (the "Premises") . The initial term is for one year, commencing on May 1, 2025, with one (1) option to renew, for one (1) year. The annual rent is equal to Eighteen Thousand Dollars ($18,000.00) for the first year and a guaranteed deposit of Three Thousand, Dollars ($3,000.00), will also be payable to Landlord and there is no increase in the annual rent will be applied for every year including the renewal term. WHEREAS, the City of Miami's ("City") Police Department ("MPD") Traffic Enforcement Division is interested in leasing approximately 1000 square feet of privately owned property for the use of an administrative office, and secure parking located at 2121 Northwest 21 Street, Miami, Florida 33142 ("Premises"); and WHEREAS, the initial term is for one year, commencing on May 1, 2025, with one (1) option to renew, for one (1) year; and WHEREAS, the annual rent is equal to Eighteen Thousand Dollars ($18,000.00) for the first year; and WHEREAS, a guarantee deposit of Three Thousand, Dollars ($3,000.00), will also be payable to Goodwill Industries of South Florida, Inc, a Florida not for profit corporation ("Landlord"); and WHEREAS, no increase in the annual rent will be applied for every year including the renewal term; and WHEREAS, the City and Landlord desire and intend to enter into a new Lease Agreement ("Lease") authorizing the City's use of the Property; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by reference and incorporated as if fully set forth in this Section. Section 2. The City Manager is hereby authorized' to execute a Lease Agreement in a form acceptable to the City Attorney, between the City and Landlord, for the use of the Premises, for the purpose of operating administrative office and secure parking for a annual rent equal to Eighteen Thousand Dollars (18,000.00) which equates to a monthly rent in the amount of One Thousand, five Hundred Dollars ($1,500.00), a guarantee deposit of Three Thousand Dollars ($3,000.00), with no annual rent increase applicable every year including renewal terms, subject to additional terms and conditions to be more specifically set forth in said Lease Agreement. Section 3. The City Manager is further authorized' to negotiate and execute all necessary documents, including amendments, renewals and modifications to said Lease Agreement, in a form acceptable to the City Attorney, as may be necessary.
