Wynwood Norte Neighborhood Revitalization District 2
(NRD-2) Demolition, Parking IVipthodology, and
Development Standards
Purpose:
The proposed Miami 21 Zoning text amendment will provide updates to Appendix P - Wynwood
Norte Neighborhood Revitalization District 2 ("NRD-2"). The proposed Ordinance includes
amendments to the NRD-2 Demolition Bond, clarification for parking calculation methodology,
and to update NRD-2 standards related to lot coverage, balcony encroachments, parking and
loading, minimum building height, and cross -block passages, for clarification and consistency
with Miami 21 Standards.
Estimated Direct Economic Impact:
• Developments within NRD-2 utilizing this amendment will benefit from clarification on
development standards and streamlined permitting processes.
• The ordinance replaces an existing demolition bond process aimed at preserving the
existing housing stock and maintaining a vibrant neighborhood through the prevention
of vacant lots. Single family residences in the NRD-2 T4 Transect Zone that are
demolished will be required to obtain a building permit within one year of demolition,
and a certificate of occupancy within two years of building permit. Failure to obtain the
above permits will result in a code violation of the Miami 21 Zoning Ordinance and fees
and penalties will incur.
Estimated Number of Businesses to be Impacted:
• The amendment will impact sites within the NRD-2 T4 Transect Zone by clarifying the
demolition permitting and redevelopment process.
• The amendment will impact NRD-2 sites zoned T5 and T6 by allowing additional
development flexibilities that are currently granted city-wide.
Additional Information:
On March 25, 2021, Ordinance No. 13987 amended the Miami 21 Code to include Appendix P:
Wynwood Norte Neighborhood Revitalization District ("Wynwood Norte NRD-2") which has
been amended under Ordinance No. 14242, to support the continued evolution of the
Wynwood Norte neighborhood.
