Subject: Accept Final Plat - SS -Nine Subdivision
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of SS -NINE
SUBDIVISION located at the Northwest corner of NW 29 Avenue and NW 36 Street,
from KV 36TH STREET STORAGE, LLC executed by Zain Koita; and authorizing the
City Manager to execute the related documents for the recordation of the plat and
approving recording the same in the Public Records of Miami -Dade County, Florida.
Background of Item:
The Plat and Street Committee established per Miami City Code Section 55-1, and
composed of the Departments of Resilience and Public Works, Planning, Building,
Office of Zoning, Police, Fire -Rescue, and Solid Waste, with representation of the Law
Department, has reviewed the Tentative Plat and determined its conformance to the
subdivision regulations of Chapter 55, and Miami 21 Zoning Regulations. The
Department of Resilience and Public Works has reviewed the final plat and has
determined that it is now in order for consideration of acceptance by the Miami City
Commission. The specific intent of this plat is to create two (2) tracts of land for
commercial use, Tract A lying within the corporate limits of the City of Miami and Tract B
lying within unincorporated Miami -Dade County. The plat entitled SS -NINE
SUBDIVISION is a subdivision of the property described in the legal description shown
as Attachment 1. The platted area for Tract A consists of approximately 25,326 square
feet (0.581 ± acres) and the platted area for Tract B consists of approximately 17,290
square feet (0.397 ± acres) as depicted in Exhibits B and C. This plat was approved
under Miami 21 zoning designation T6-8-O (Urban Core Transect Zone).

A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
ACCEPTING THE PLAT TITLED "SS -NINE SUBDIVISION," A SUBDIVISION OF THE
PROPERTY DESCRIBED IN ATTACHMENT "1," SUBJECT TO SATISFACTION OF
ALL CONDITIONS REQUIRED BY THE PLAT AND STREET COMMITTEE AS SET
FORTH IN EXHIBIT "A," ATTACHED AND INCORPORATED, AND THE PROVISIONS
CONTAINED IN SECTION 55-8 OF THE CODE OF THE CITY OF MIAMI, FLORIDA,
AS AMENDED; ACCEPTING THE DEDICATIONS SHOWN ON THE PLAT;
AUTHORIZING AND DIRECTING THE CITY MANAGER AND CITY CLERK TO
EXECUTE THE PLAT AND CAUSE THE RECORDATION OF THE PLAT IN THE
PUBLIC RECORDS OF MIAMI-DADE COUNTY, FLORIDA.
WHEREAS, the Plat and Street Committee ("PSC"), established pursuant to Chapter 55
of the Code of the City of Miami, Florida, as amended ("City Code"), at its meeting of September
3, 2020, and subsequent meeting of April 6, 2023, reviewed the proposed plat titled "SS -NINE
SUBDIVISION" and determined that all technical requirements have been met; and
WHEREAS, the re -submitted tentative plat's expiration was extended from October 6,
2024, to June 21, 2028, due to the State of Emergency for Tropical Depression Nine, pursuant
to the provisions of Section 252.363, Florida Statutes; and
WHEREAS, the PSC recommends the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are
adopted by reference and incorporated as if fully set forth in this Section.
Section 2. The plat titled "SS -NINE SUBDIVISION," a subdivision of the property
described in Attachment "1," which plat by reference, in substantially the attached form and
subject to satisfaction of all conditions required by the PSC as set forth as Exhibit "A," attached
and incorporated, and the provisions contained in Section 55-8 of the City Code, is accepted.
Section 3. The dedications shown on the plat together with the dedications to the
perpetual use of the public of all existing and future planting, trees, and shrubbery on said
dedications are hereby accepted and confirmed by the City of Miami.
Section 4. The City Manager and City Clerk are authorized' and directed to execute the
aforesaid plat and cause the same to be recorded in the Public Records of Miami -Dade County,
Florida.
1 The herein authorization is further subject to compliance with all legal requirements that may be
imposed by the City Attorney, including but not limited to those prescribed by applicable City Charter and
City Code provisions.
Section 5. This Resolution shall become effective immediately upon its adoption.
