HomeMy WebLinkAboutStaff Report and Business Impact StatementPlanning Department Staff Report and Business Impact Statement Purpose: The proposed ordinance will aid interpretation of Density and Intensity calculations for Lots. The calculations will benefit from the inclusion of Public Rig ht-of-Way dedications since the last recorded plat, but not before the City Commission's adoption of its first zoning ordinance on August 8, 1934, for Density and Intensity purposes. The proposed ordinance will the required provision of a deed and survey showing such Right -of -Way dedication. The Miami 21 Code requires the provision of Right -of -Way dedications on building permits, including new construction, change of use, and additions. Right -of -Way dedications are made via legal instruments such as q uit-claim deed, Right -of -Way deed, and warranty deed. Currently, the Miami Zoning Code does not require provision of legal instruments showing dedications made since the last recorded plat in order to calculate Lot Density and Intensity. The proposed ordinance will lead to clear, consistent calculation of Density and Intensity for all Lots, including dedicated Right -of -Way area. Estimated Direct Economic Impact: • The proposed ordinance, if enacted, will not result in direct compliance costs for businesses; • The proposed ordinance will not result in any new charge or fee on businesses subject to the proposed ordinance, or for which businesses will be financially responsible; and • There will be no additional direct municipal regulatory costs, revenues or fees if the City enacts the proposed ordinance. Estimated Number of Businesses to be Impacted: All businesses will benefit from the proposed ordinance, particularly those that have dedicated Public Right -of -Way. Additional Information: None.
