As an RTZ site the Babylon property would be allowed to go up to 1,049ft. (100 stories) in height with zero -foot setbacks from the ground to the maximum height. The lot is just 15,646 sf. This totally goes against Miami 21 codes. The rezoning of the Babylon site was a takeover by the County of existing City of Miami rules (Miami 21) that were in place to stop unwarranted out -of -control growth. It's just like the Tallahassee takeover of local authority in Miami -Dade County that that we always complain about. Please do everything in your power to undo the rezoning of 240 SE 14th ST, Miami so a lot of people don't lose their quality of life. Thank you so much and Happy Holidays! Dear Commissioners, The developers of the Upper Buena Vista plaza, in District 5, wilt come before you asking for an upzoning (PZ13 14742 & PZ14 14743). These items, however, never should have passed the PZAB board. The developers appeared before the board with a fraudulent List of signatures, claiming community support. It was signed multiple times by friends, developers, mystery LLCs, and, mostly, people who Live in neighborhoods unaffected by the upzoning. (The evidence supporting this claim was already presented to Commissioner King). More troubling, however, is the dear conflict of interest and ethical impropriety that was openly displayed at the PZAB meeting. The video Linked below shows how insiders convinced the board to unanimously approve their request despite the fact that several of the properties seeking the upzoning were for sale at the time of the request —a dear indication that the developers have one intention: obtain an upzoning to increase the value of their portfolio, then sett (an old ploy). Board members openly articulated they would not pass the item if not for the fact that they personally know the applicants and their representatives. The video, prepared for Thursday's commission meeting, is Limited to three minutes, as that is the maximum Length that can be presented Live. A Longer version, however, is being prepared to be shared more widely depending on the outcome. The Upper Buena Vista Neighborhood Association's (UBVNA) Leadership has tried to negotiate with the developers to obtain a covenant protecting nearby properties, but the process has been unproductive. UBVNA members who Live on streets next to the plaza (who are directly impacted by the upzoning), meanwhile, oppose the upzoning entirely. The plaza as it is now, is an asset. Razing it for high -end condominiums or short-term rentals, as a new buyer surely would to maximize profits, would be a disaster for the neighborhood. We implore you, in Light of the evidence presented in the video, to do the right thing and send these items back to PZAB for a re -hearing, so that nearby residents can address the above issues (an opportunity they did not have since the items were debated at PZAB dose to midnight on a weekday). The developers behind this plan went repeatedly before City boards to get approval Use - for this grotesque, enormous development, and repeatedly refused to respond to requests to alter 5175 their plans to address concerns about traffic, zoning, and impact on surrounding neighborhoods.
