LEGAL DESCRIPTION:
A portion of land within Section 28, Township 54 South, Range 41 described as follows:
A portion of Lot "S", EWANTON HEIGHTS, according to the Plat thereof, as recorded in Plat Book B, Page 52, of the
Public Records of Miami -Dade County, Florida, being more particularly described as follows:
Commence at a point where the Western extremity of the boundary line between Lots "R" and "S" of said EWANTON
HEIGHTS intersects the West line of Section 28, Township 54 South, Range 41 East, same being the Northwest corner
of said Lot "S"; thence run South 57° 00' 00" East along the North boundary line of said Lot "S" a distance of 279 feet to a
pipe; thence run South 36° West a distance of 62.15 feet; thence run North 58° 44' 39" West for a distance of 87.57 feet;
thence run North 78° 20' 19" West for a distance of 89.44 feet to the Point of Beginning of the herein described parcel of
land to be dedicated for roadway purposes, said Point of Beginning being 35.00 feet East of the West line of said Section
28; thence run South 00° 00' 05" East along said line being 35.00 feet East of and parallel to the West line of said Section
28 for a distance of 99.30 feet to a point of curvature a curve concave to the Northeast, thence run along said curve with
a radius of 25.00 feet, a central angle of 57° 41' 55", a chord bearing of South 28° 51' 02" East for and arc distance of
25.18 feet to a point of tangency on the Northeast line of Park Lane; thence run North 57° 42' 00" West along said
Northerly line of Park Lane for a distance of 31.52 feet to a point on a line 20.00 East of and parallel to the West line of
said Section 28; thence run North 00° 00' 05" West along said parallel line for a distance of 106.69 feet; thence run South
78° 20' 19" East for a distance of 15.32 feet to the Point of Beginning.
Containing approximately 1,678 square feet.
Said lands situate, lying and being in the City of Miami, Miami -Dade County, Florida.
