HomeMy WebLinkAboutExhibit BATLANTICMLK A04..P ACIFIC June 12, 2023 COMMUNITIES ECONOMIC DEVELOPMENT CORPORATION George Mensah, Director City of Miami - Dept. of Housing and Community Development 444 SW 2nd Avenue Miami, FL 33130 RE: Lofts at Carver Theater ("Project") — Request to Finalize and Execute Purchase and Sale Agreement Dear Mr. Mensah: Atlantic Pacific Companies ("AIP"), in partnership with Martin Luther King Economic Development Corporation ("MLK EDC"), is hereby requesting the City's approval to finalize and execute the Purchase and Sale Agreement for the Project. The development plan for the Project includes the demolition of the existing Carver Theater and the construction of a mixed -use building which will include apartments, a brand-new performing arts center, and a garage. The apartments will be 100% affordable for residents with incomes averaging 60% AMI (with a minimum of 40 one -bedroom units) and will feature beautiful amenities for residents. The performing arts center will be adaptable for approximately 400-person events and will include a fixed stage with moveable/stackable seating, a storage room, and a catering kitchen. The proposed design of the building will incorporate a reference to the current facade of the Carver Theater. This program has been approved by MLK EDC leadership and Chairwoman King. In order to move forward with the Project, a fully executed Purchase and Sale Agreement is required, and the City's final approval and execution is kindly requested.
