Subject: Lease Agreement - Fire -Rescue Urban Search & Rescue
Purpose of Item:
Authorization for the City Manager to negotiate and execute a Lease agreement with
Zaldivar Holdings, Inc. for use of office space by the City of Miami Department of Fire -
Rescue's Urban Search and Rescue ("US&R") at a privately -owned building located at
2600 SW 3rd Avenue, Suite 301, Miami, FL, and to negotiate and execute all other
necessary documents, including amendments and modifications to said agreements, all
in a form acceptable to the City Attorney, as may be necessary to effectuate the uses
contemplated herein.
Background of Item:
US&R has enlisted the assistance of the Department of Real Estate and Asset
Management ("DREAM") in locating suitable office space for their use. DREAM, with
assistance from Savills, has been able to locate the subject property consisting of 1,900
square feet and monthly rent of $4,750.00 that meets the requirements of US&R
including but not limited to infrastructure and parking needs.

A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
AUTHORIZING THE CITY MANAGER TO NEGOTIATE AND EXECUTE A LEASE
AGREEMENT ("AGREEMENT"), IN A FORM ACCEPTABLE TO THE CITY
ATTORNEY, AND IN THE GENERAL FORM ATTACHED AND INCORPORATED AS
EXHIBIT "A," BETWEEN THE CITY OF MIAMI ("CITY") AND ZALDIVAR HOLDINGS,
INC. ("LESSOR"), FOR THE USE OF APPROXIMATELY ONE THOUSAND NINE
HUNDRED SQUARE FEET ("1,900 SQ. FT.") OF OFFICE SPACE LOCATED AT 2600
SOUTHWEST 3RD AVENUE, SUITE 301, MIAMI, FLORIDA ("PROPERTY"), FOR THE
OPERATION OF THE DEPARTMENT OF FIRE -RESCUE URBAN SEARCH AND
RESCUE ("US&R"), COMMENCING ON THE EFFECTIVE DATE, FOR A MONTHLY
RENTAL FEE IN AN AMOUNT NOT TO EXCEED FOUR THOUSAND SEVEN
HUNDRED FIFTY DOLLARS AND ZERO CENTS ($4,750.00), FOR A PERIOD OF
THREE (3) YEARS; FURTHER AUTHORIZING THE CITY MANAGER TO MAKE NON -
SUBSTANTIVE AMENDMENTS TO SUCH AGREEMENT, IN FORMS ACCEPTABLE
TO THE CITY ATTORNEY AS NEEDED, WITH TERMS AND CONDITIONS MORE
PARTICULARLY SET FORTH IN THE AGREEMENT.
WHEREAS, the City of Miami ("City") Department of Fire -Rescue Urban Search and
Rescue ("US&R") is in need of securing office space for their operations; and
WHEREAS, the US&R enlisted the assistance of the Department of Real Estate and
Asset Management ("DREAM") to locate suitable office space; and
WHEREAS, there are no suitable City -owned properties available to meet the needs
required by US&R; and
WHEREAS, the City has located suitable office space owned by Zaldivar Holdings, Inc.
("Lessor"), for the use of one thousand nine -hundred square feet (1,900 sq. ft.), and has
negotiated a rental rate for the use and occupancy of office space located at 2600 Southwest
3rd Avenue, Suite 301, Miami, Florida ("Property"), at a rate of thirty dollars ($30) per square
foot on an annual basis; and
WHEREAS, the City and Lessor wish to enter into a Lease Agreement ("Agreement"), in
a form acceptable to the City Attorney, and in the general form attached and incorporated as
Exhibit "A," to secure use of the Property for the US&R.
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are
adopted by reference and incorporated as fully set forth in this Section.
Section 2. The City Manager is authorized to negotiate and execute an Agreement, in a
form acceptable to the City Attorney, and in the general form attached and incorporated as
Exhibit "A," between the City and Lessor, for use of the Property for the operation of the US&R,
commencing on the effective date, for a monthly rental fee in an amount not to exceed four
thousand seven hundred fifty dollars and zero cents ($4,750.00), for a period of three (3) years,
with terms and conditions as more specifically set forth in said Agreement.
Section 3. The City Manager is further authorized' to make non -substantive
amendments to such Agreement, in forms acceptable to the City Attorney, as needed, with
terms and conditions more particularly set forth in the Agreement.
Section 4. This Resolution shall become effective immediately upon its adoption.
