HomeMy WebLinkAboutPZAB (13427) ResolutionCity of Miami PZAB Resolution Enactment Number: PZAB-R-23-022 City Hall 3500 Pan American Drive Miami, FL 33133 www.miamigov.com File ID: 13427 Final Action Date: 2/15/2023 A RESOLUTION OF THE MIAMI PLANNING, ZONING AND APPEALS BOARD ("PZAB"), RECOMMENDING APPROVAL OF AN ORDINANCE OF THE MIAMI CITY COMMISSION AMENDING ORDINANCE NO. 13114, THE ZONING ORDINANCE OF THE CITY OF MIAMI, FLORIDA ("MIAMI 21 CODE"), AS AMENDED, BY AMENDING ARTICLE 5, SECTION 5.6.2 OF THE MIAMI 21 CODE, TITLED "SPECIFIC TO ZONES"; AND ILLUSTRATION 5.6, TITLED "URBAN CORE TRANSECT ZONES", TO ALLOW ADDITIONAL FLEXIBILITIES IN OFFICE AND COMMERCIAL FLOORPLATE AREA ABOVE THE EIGHTH FLOOR; CONTAINING A SEVERABILITY CLAUSE AND PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, on October 22, 2009, the City Commission adopted Ordinance No. 13114 as the City of Miami's ("City") Zoning Ordinance ("Miami 21 Code"); and WHEREAS, an amendment is necessary to allow additional flexibilities in Office and Commercial floorplate dimensions above the eight floor in the "T6" Transect Zone that reflects changing market conditions and requirements; and WHEREAS, the proposed design flexibilities respond to global financial institutions and technology companies that require workspaces featuring increased visibility, flexibility, efficiency, volumetric space, and strategic co -location; and WHEREAS, the Planning, Zoning and Appeals Board ("PZAB") has considered whether the proposed amendments will further the goals, objectives and policies of the Miami Comprehensive Neighborhood Plan ("MCNP"), the Miami 21 Code, and other City regulations; and WHEREAS, PZAB has considered the Planning Director's recommendations and conducted a public hearing on the proposed amendment; and WHEREAS, the PZAB, after careful consideration of this matter, deems it advisable and in the best interest of the general welfare of the City and its residents to amend the Miami 21 Code as hereinafter set forth; NOW, THEREFORE, BE IT RESOLVED BY THE MIAMI PLANNING, ZONING AND APPEALS BOARD OF MIAMI, FLORIDA: City of Miami Page 1 of 10 File ID: 13427 (Revision:) Printed On: 4/18/2023 Section 1. The recitals and findings contained in the Preamble to this Resolution are hereby adopted by reference thereto and incorporated herein as if fully set forth in this Section. Section 2. The Planning, Zoning and Appeals Board recommends to the City Commission that the Miami 21 Code be amended by amending Appendix E: Brickell City Centre in the following particulars1: "ARTICLE 5. SPECIFIC TO ZONES 5.6 URBAN CORE TRANSECT ZONES (T6) 5.6.2 BUILDING CONFIGURATION (T6) a. Development within Private Frontages shall comply with Article 4, Table 2 and 6 and Illustration 5.6. b. Above the eighth floor, the Building Floorplate dimensions shall be limited as follows: 1. 15,000 square feet maximum for Residential Uses in T6-8, T6-12 and T6-24 2. 18,000 square feet maximum for Residential Uses in T6-36, T6-48, T6-60 and T6-80 3. 30,000 squarc fcet maximum for Commcrcial Uscs and for parking 4. 180 feet maximum length for Residential Uses 5. 215 feet maximum length for Commercial Uses 1 Words and/or figures stricken through shall be deleted.
