The undersigned, in consideration of the payment of $1.00 and other good
and valuable consideration, the adequacy and receipt of which is hereby
acknowledged, grant and give to Florida Power & Light Company, its affiliates,
licensees, agents, successors, and assigns ("FPL"), a non-exclusive
easement forever for the construction, operation and maintenance of
underground electric utility facilities (including cables, conduits, appurtenant
equipment, and appurtenant above -ground equipment) to be installed from
time to time; with the right to reconstruct, improve, add to, enlarge, change the
voltage as well as the size of, and remove such facilities or any of them within
an easement described as follows:

Reserved for Circuit Court
Together with the right to permit any other person, firm, or corporation to attach or place wires to or within any facilities
hereunder and lay cable and conduit within the Easement Area and to operate the same for communications purposes; the
right of ingress and egress to the Easement Area at all times; the right to clear the land and keep it cleared of all trees,
undergrowth and other obstructions within the Easement Area; the right to trim and cut and keep trimmed and cut all dead,
weak, leaning or dangerous trees or limbs outside of the Easement Area, which might interfere with or fall upon the lines or
systems of communications or power transmission or distribution; and further grants, to the fullest extent the undersigned has
the power to grant, if at all, the rights hereinabove granted on the Easement Area, over, along, under and across the roads,
streets or highways adjoining or through said Easement Area.

FP&L EASEMENT
S'KETCH AND LEGAL
A strip of land 10.00 feet in width for Utility purposes located on
Watson Island northeasterly of the northeasterly Right —of —Way line of
State Road A-1—A (McArthur Causeway) as shown on the State of
Florida's State Road Department's Right —of —Way Map for Section 31
and 32, Township 53 South, Range 42 East, City of Miami,
Miami —Dade County, Florida. Being more particularly described as
follows:
Commence at a point shown as P.T. STA 39+48.58 on the Official
Map of Location and Survey of a portion of Section 8706, designated
as part of State Road A-1—A in Miami —Dade County, Florida, as
recorded in Plat Book 56, at Page 71 of the Public Records of
Miami —Dade County, Florida; thence N49°19'02"E, a distance of 305.83
feet to the Point of Beginning of said strip of land 10.00 feet in
width lying 5.00 feet to the left and 5.00 feet to the right of the
following described centerline; thence N 12°49'40"E a distance of 36.68
feet to the Point of Intersection with an existing Florida Power and
Light (FP&L) line and the Point of Termination. The side lines of said
easement to be shortened or prolonged to meet at angle points.
Together with a strip of land 10.00 feet in width, for Utility Purposes,
laying 5.00 feet to the left and 5.00 feet to the right of the following
described centerline; beginning at the hereon above described Point of
Beginning; thence S12°49'40"W, a distance of 54.19 feet; thence
S07°54'47"E, a distance of 129.18 feet; thence S05°49'05"W, a
distance of 92.03 feet; thence S83°35'27"W, a distance of 18.72 feet
to the Point of Termination. The sidelines of said Easement to be
shortened or prolonged to meet at angle points.
