RE: Notice of Lease Termination and Demand for Past Due Rent
Ms. Esther M. Alonso-Luft:
This correspondence serves as notice of termination of the Lease agreement between the City of Miami
("City") and Virginia Key Outdoor Center, LLC ("Lessee") dated May 8, 2015 (as amended, "Lease") for
the use of a portion of City -owned property for a recreational support facility located at 3801 Rickenbacker
Causeway, as more particularly described in the Lease ("Property").
The City hereby provides prior written notice of termination of the Lease in accordance with Section 18.1
of the Lease. This notice shall be delivered via email and physical posting as of the date of this
correspondence and shall additionally be sent via certified mail. Accordingly, the effective date of
termination is Tuesday, September 13, 2022. Lessee shall promptly and peacefully surrender and
terminate its operations at the Property on, or before, September 13, 2022 in accordance with the
terms of the Lease.
Additionally, you have been notified of Lessee's failure to pay past due rent. The amounts owed remain
due and outstanding and must be paid notwithstanding this termination. The City hereby reiterates and
demands payment of such sums owed to the City, including without limitation, base rent and percentage
rent through and including the effective date of this termination. Nothing in this letter shall serve to waive
or abridge any right or remedy of the City under the Lease. The City reserves the right to seek any and all
applicable remedies against Lessee. Should you have any questions, please contact Sandy Lila, Lease
