Re: Commission Application ("Application') PZ-20-7931—Bayside Historic District -
Development Proposal for Prescott Property - 7101 NE 10 Avenue and 1000 NE 72 Street
("Project')
I reside at 712 NE 72 Street, Miami, FL, 33138 with my partner Angel mill, in the Bayside
Historic District.
I am Vice President of the Bayside Residents Association ("BRA"), but I am writing this
submission in my personal capacity, not in my capacity as director or officer of the BRA. I was
not asked to prepare this letter, but I decided that given my close and extensive involvement in
this process for over a year on a purely voluntary basis, and the continued opposition to the
Project by some members of our community, it is important to share my personal views in
addition to those of the BRA board.
I have been leading activities involving organization of the community to oppose the Prescott
Project since May 2021 due to many concems relating to the Project as it was originally
proposed. That involved spending 100s of hours consulting with the community, researching the
Project and applicable laws including historic district compatibility requirements, running for
and accepting a leadership position on the BRA board, successfully organizing opposition to the
developer's HEPB application and meeting with experts, government officials and
representatives of the developer, many of which were heated in nature due to extreme
disagreement regarding the originally proposed composition of the Project and a community
sense that the developer was unwilling to listen to community concerns.
I have also led recent negotiations with representatives of the developers for a committee of the
BRA board after a meeting with Chairwoman King in February. Chairwoman King very clearly
encouraged both sides to work together to negotiate a reasonable compromise solution, and told
us not to waste each other's time if we were not prepared to compromise. The BRA board was
also given clear direction from the community at large to negotiate a reasonable compromise
agreement with the developer.
After many months of meetings, sincere and good faith compromises on both sides, and
completely revised renderings for the Project, I am satisfied that the concessions made by the
developers, while not addressing all community concerns, are material and represent a
reasonable compromise to address community concerns. As a result, I fully support the proposal
for development of the Project on the basis described in the letter from the BRA.

numerous concessions to the neighbors, has earned my support.
I have reviewed the current plans and renderings for the proposed project. The
property owners' agreement to reduce the home sizes, major changes to roof lines,
and landscaping have created a project that is compatible with our neighborhood.
Based on the foregoing, I support the proposed design and ask the City Commission
to grant the appeal and approve PZ-20-7931.
