MORNING ROSE SUBDIVISION - TENTATIVE PLAT #1982-A (FIRST RESUBMITTAL)
LOCATED AT THE NORTHWEST CORNER OF NE 59 STREET AND NORTH BAYSHORE DRIVE
Ladies and Gentlemen:
The City of Miami Plat and Street Committee, at its meeting ofJuly 2, 2021, APPROVED the above
tentative plat subject to the following revisions being made to the tentative plat, additional information
being provided and/or variances being granted. Please be advised that the processing of your tentative plat
cannot proceed until these conditions and/or comments have been satisfied.
Resilience and Public Works
1. Specify type of valve located within the reservation/easement area.
2. Notes for underground stormwater drainage
a. Stormwater drainage underground information must be field verified. Delete or modify
notes of no attempt to locate underground utilities.
b. Delete or modify notes for (stormwater drainage) underground shown based on as -built
only.
3. Provide corrections to underground stormwater drainage information.
4. Corner radius adjustment — written recommendations will be provided.
5. Provide compliance to the requirements of Resilience and Public Works Bulletin 51.
Planning/Zoning
6. Provide verification from Zoning Department if any Unity of Title or other type of covenant in
Planning and Zoning records is affecting the subject property. Contact Alicia Menardy of Zoning.
7. Remaining portion of existing structure is to comply with total aggregate side set -back requirements
of 20% of the lot width. It is to be shown on the updated tentative plat prior to final plat. Updated
tentative plat is to be reviewed by committee members.
8. Provide notes for the set -back requirement or its adjustment.
9. Provide updated Certificate of Appropriateness (COA).
10. Any demolition or new constructions is subject to COA that is to be reviewed and approved by
Historic and Environmental Preservation Board (HEPB).
Standard Comments for Street and/or Easement Vacation
11. A letter from the Miami -Dade Water and Sewer Department is required to determine if any
adjustments to their facilities or easements are required.

14. Execution of Covenant for Postponement of Subdivision Improvements is required in cases where

15. Any covenants applicable to the Subject property, as required for the Building permit application

annotated in the Filial Plat.
lO. A letter from Corricast is required to determine if any adjustments to their facilities or easements are
required.
17. Verify with Miarni-Dade County that the proposed plat ilarne is acceptable.

20. Current backup docurnentation will be required for all who execute the filial plat. A resolution fOr

21. Tentative plat application must be made with Miarni-Dade County after receiving approval from the
City of Miami Plat and Street Committee. Provide aoopy n[the notice u[action toResilience and
Public Works.
22. Boadvised that uoincomplete filial plat package will not bcaccepted hvthe City ofMiami, )iisthe
owner's responsibility towork with his/her surveyor and attorney boassure that everything iy in
order before submitting the final plat package.
23. Be advised that if all requirements for scheduling tile final plat for City Commission action are not
iuorder, the final plat will not bcscheduled for uCity Commission meeting.
24. A letter of conCUrrency from Miarni-Dade County School Board is required prior to tile final plat
approval (see contact sheet). The tentative plat name and tentative plat number must be included on
the application y000.
25. A letter from Miami -Dade Water and Sewer Department is required to ro|cusc tbc finu\ plat ill
connection with water and sewer service agreements.
26. Provide two 8 '/2"x ll" sketches o[the division ofthe land; one sketch o[the existing divisions
before the plat is recorded and one sketch of the divisions after the plat is recorded.
In addition to the above requirements, you should be aware of the following:

2. The alteration, relocation nrinstallation ofutilities such usstorm and sanitary sewers, electric,
to|cpbooc, water, etc., caused by this plat will beutthe property owner's expense. Also, utility
easements may horequired ontile property being platted.
3. A building permit will not be issued on the property being platted until the final plat is recorded or
uuauthorized hvthe City o[Miami Code Section 55'}O(i). Also, the Temporary Certificate
Occupancy and/or Certificate of Occupancy for any building construction will be issued only after
all the required subdivision innp/nvcmcutshave been completed.
4. Approval for Oro flow requirements nnus1be obtained f,onu the Fire -Rescue Department prior to the

5. In order to mitigate problems associated with access and construction activities throughout the
neighborhood, the contractor/developer is encouraged to notify the affected neighborhood residents,
in writing, of the project starting and completion dates at the time of issuance of permits. The
contractor/developer may coordinate the notification of residents with the local City of Miami NET
Service Center.
6. Additional items must be provided to the City of Miami Department of Resilience and Public
Works before the final plat is submitted to the City Commission for approval. You will be notified
in writing as to what these items are. It is required that the applicant contacts the City of Miami
Resilience and Public Works Survey Section to verify that all final plat submittal documents are
complete prior to final plat submittal.
7. Tentative plat approval is only valid for 1(one) year and 6(six) months from the date of the Plat and
Street Committee meeting at which time it was approved.
