TOD Parking
Two existing parking reduction waivers offer significant benefit
to future adaptive re -use of historic properties and small -
project redevelopment, key to the successful revitalization of
Downtown Miami's historic Flagler District: • waiver for
parking reduction "by one hundred percent (100%) for any
structure with a Floor Area of ten thousand (10,000) square
feet or less," and the • waiver for parking reduction "by up to
fifty percent (50%) by process of Waiver and payment into a
transit enhancement Trust Fund, as established by Chapter 35
of the City Code." In order to provide consistent regulation
and streamline the process to encourage and support Flagler
District revitalization, the Board of Directors of the Flagler
District BID hereby requests that these parking waivers not be
amended to require "Exception with City Commission
approval" for properties within Downtown Miami's Central
