eration of mobile ser-
vice, caned 5G, they're
shutting down old net-
works - a costly, years -
in -the -works process
that's now prompting
calls for a delay be-
cause many products
out there still rely on
the old standard, 3G.
AT&T is scheduled
to be the first carrier
to shut down its 3G
network an Feb. 22.
T-Mobile will shut
down its 3G network
by summer and Veri-
aon in December.
The home -alarm in-
dustry has asked the
Federal Communica-
tions Commission, the
U.S. regulator, to delay
AT&T, network sun-
set until December.
The FCC Is monitor-
ing the 3G phase -out
and working to "im-
plement safeguards -
for older phones and
other devices, spokes-

Verizon has already
pushed back its shut-
down - twice - from
an original target date

growth, as a variety of buyers and
renters are coming to the area from
all parts of the globe, despite some
negativenetabsorptionin themarIcet
at the end of 2021.
Downtown Miami has an office
inventory32 buildings. encompass-
ing 6.813.620 total square feet and
a total vacancy rate of 24.4%. It
ended the year with a negative net
absorption of29.748 square feet no
new completions but with 760.000
square feet of Class A office sot,
under construction. Its direct asking
rate in S50.52 per square feet, ac-
cording to Collier's 2021 Q4Office
Market report.
Nitin Motwani, managing princi-
pal ofMiami Worldcenter and man-
aging partner atMerrimae Ventures,
said he sees the market very healthy.
