(Items PZ 2 and 3 on the July 22,2021 commission meeting). This area is now residential with one and two story buildings in close proximity to Bay Point which is comprised of single family homes. The proposed new construction and density is completely out of character with the surrounding area and will see the current traffic situation become even worse. There are already certain times of day when it is near impossible and dangerous to cross Biscayne and head south, not to mention the backlog of traffic exiting Julia Tuttle at 38th Street. The Board urges the Commission to follow the City of Miami's Planning Department recommendation of DENIAL for this request. Thank you, Elizabeth B.
