HomeMy WebLinkAboutSubmittal-Ana Cristina de Sa-Point Bay North Condo LetterSubmitted into the public record for item(s) PZ.2 and PZ.3 on 07-22-2021 , City Clerk Miami, July 22nd 2021 PZ.2 4541 and PZ.3 4545 POINT BAY NORTH CONDOMINIUM 520 NE 38th ST, MIAMI, FL 33137 The board of directors of Point Bay North strongly agrees with the action taken by the Commission creating a Comprehensive Plan Amendment along the Miami River which is exemplified with Ordinance 13753 (see below) AN ORDINANCE OF THE MIAMI CITY COMMISSION AMENDING ORDINANCE NO. 10544, AS AMENDED, THE FUTURE LAND USE MAP OF THE MIAMI COMPREHENSIVE NEIGHBORHOOD PLAN, PURSUANT TO SMALL SCALE AMENDMENT PROCEDURES SUBJECT TO SECTION 163.3187, FLORIDA STATUTES, BY CHANGING THE FUTURE LAND USE DESIGNATION FROM "SINGLEFAMILY RESIDENTIAL" TO "LOW DENSITY MULTIFAMILY RESIDENTIAL" OF THE APPROXIMATELY 1.77 ACRES OF REAL PROPERTIES LOCATED AT APPROXIMATELY 1515, 1529, AND 1543 NORTHWEST SOUTH RIVER DRIVE, MIAMI, FLORIDA, AS MORE PARTICULARLY DESCRIBED IN EXHIBIT "A"; MAKING FINDINGS; CONTAINING A SEVERABILITY CLAUSE; AND PROVIDING FOR AN EFFECTIVE DATE. A lack of uniformity, especially with the future land use would ensue if only some of the properties arm up zoned. while ignoring others. In addition, it would unfairly devalue the few remaining lots. We would ONLY support this up zoning if the remaining properties along the NE 37t'' and 38th ST enclave are equally included, as SPOT ZONING is illegal.
