I am writing this letter on behalf of the Morningside Civic Association of which I am President.
Regarding PZ.2 & P.3 /PZAB File ID No, 2704 and Magnolia Holdings' request for a zoning change
regarding 428, 430 and 454 NE 38th Street and 433, 441 and 457 NE 37th Street, Miami, Florida
33137, being heard this Thursday July 22, 2021, we agree with the recommendation made by your
Planning and Zoning Department to deny the zoning request.
Please also note that the Morningside Civic Association in our October 2018 board meeting, voted to
oppose this rezoning when it was presented to us in that year.
We fully agree with Planning Staffs statement that "this rezoning request is inappropriate and
inconsistent with current urban fabric of the area." We feel that the proposed changes will allow the
applicant to build a project that is out of scale for the area. The proposed development is
incompatible, it is an intrusion, and the proposed increase in density will place unnecessary strain on
NE 38th St, east of Biscayne Blvd., which serves as both the off ramp and on ramp to 1-195.
All Morningside residents would be negatively affected by the worsening traffic on Biscayne, and the
commutes to and from Miami Beach and westbound destinations via I-195.
The Morningside Civic Association reaffirms our objection to PZ.2 & PZ.3.
